    As of right now, the reserve side is not manned and gate seems to be open all day anytime I go and groves side isnt 24/7 manned security yet. OH residents told me  they were told it may take years before its fully manned gate due to completion of build out

    You're not wrong but it also comes to a point where it's just absurd and I think Ravello reached that point. There's no guarantee this sells well just because lack of inventory.

    I will say, I do like it better than Genoa. I'm so underwhelmed by Genoa. I got on the priority list anyway but im leaning towards Cetara since I've been on the list since end of Sept.

    I saw 51 royal pine and not making the move on that is a big regret for me especially seeing whats out there now. Beautiful upgrades throughout the home and awesome back yard with pool and entertaining, end of cul de sac home with a huge drive way, only knock was the toll road.

    If not for the small lots Cetara would be my favorite development still being built but if Ravello has decent lot sizes, this will by far be my favorite development in the groves side over Cetara, Palermo and Genoa. Genoa is such a waste of space with their floor plans.

    2.11 for plan 3 and 2.05 Plan 1 with these huge increases and eventually when the market softens, are they going to have to lower these prices for future phases assuming they finish out the tract? Its getting ridiculous even Genoa pricing.
