    I think side yard premium will be the least of anyones worries. If these premium lots are selling in the 3.1-3.4 range, you can only imagine what the base sized lots will be priced at going forward because there?s still one more phase before the base size lots.

    2.45 was phase 9 pricing. Like the past couple phases, base prices have jumped tremendously. The other plan 2 in phase 10 priced at 2.8, the lot is only about 5 ft longer than a typical lot.

    Unless im mistaken, just went to the palermo site and prices start at 1.9 for a plan 1 and 2 and 2.17 for a plan 3...dont think they went down in price.

    Also dont understand this whole OH TUSD debate like its some horrible schools. OH School k-8 isn't some bottom ranking school and the zoned HS, Beckman which is in Irvine is no slouch either. So yes, the IUSD has the better "name", but the school zoned for OH groves are on par with IUSD schools...

    I'd put Shady canyon up there, would love to live there if I could afford it. #2 probably Turtle Ridge only because of location. Personally, woudnt buy a home there only because they are dated and dont have the time for a project especially after spending close to 3mill for a home there...

    My wife was a fan of the Plan 2 mainly because of the open loft to hear/see the kids. I personally was a fan of the Plan 3 mainly because of the extra office/room downstairs and also the first floor felt more open.

    Altair

    Altair also has the same wild fire risks associated with it. Also altair has the GP Mello Roos. When I started looking I also liked Altair until I visited OH. I liked OH much better between the 2 communities, away from all the action in GP. Just seems more serene and upscale in my opinion.

    Phase 3 releasing next week, some bigger lots in this phase. I was told the bigger lot 89 (8,000 sq ft) is going to list for about 2.324. Has a lot of front yard as well.

    any guesses on the BASE price for next phase? If the plan 2 base was 2.45 this past phase, do you think theyll raise it again another 150k? Not counting the lot premiums. Wonder if the response will still be as strong.
