My wife likes that kind of stuff, but it's not my style. She would order from Yu's Garden when she goes to 99 Ranch on Jeffrey. I really dislike express food fried noodles because they use thick noodles. Real HK places use wonton noodles.

I have yet to find a Chinese restaurant in Irvine or Lake Forest that I like. There are some decent Taiwanese places, but Cantonese food sucks. Dim sum is overpriced and mediocre. Rowland Heights is too far away now, but sometimes we go back to Chino Hills to get Cantonese food when we go visit...

Exactly, if you're buying a primary residence, it doesn't matter when you buy. What matters is what and where you buy. Does this house have a layout that you want? Check. Is this house in a neighborhood that you like? Check. Then you buy. Simple as that.

Sub $2M homes are still selling quite well. Sub $2.5M homes are a bit more difficult to sell, but can still sell if priced correctly. $2.5M+ homes are very difficult to sell.

This is pretty much the best time to buy. Housing market is usually at its slowest and lowest from Aug to Jan. Spring time is when it starts picking up and peaks around April to end of May.

The Eastvale homes are right next to Eastvale Elementary. Traffic is going to be bad on Orange St since that's where parents are dropping off their kids at the Elementary AND River Heights Intermediate as well. To avoid that traffic, residents would need to turn detour by turn right on Orange St.

A 3300+ sq ft home in Eastvale is priced at around $1M, so their offering at $1.25M for 3000 sq ft is already a bit above that.

Phase 18 is mostly non-view lots, so they might actually sell.

AFAIK, the courts close way before bedtime. Might be opened early in the morning, though. IIRC, when the park first opened, the courts were only open to 7pm. There was a petition to extend the time. Don't know how that went.

Being at the T-junction makes it much harder to sell, especially to Chinese buyers. Feng Shui aside, it's unsafe.
