    Unique new community question.

You are perceptive and what gave away that I designed Laurel Mews? The home you posted won the "Home of the Year" for the entire western USA and all countries bordering the Pacific Rim Here are the pictures I took earlier today walking in my neighborhood. I now spent a lot more time in...

    Play yard at Parasol Park

Blame the families from the Irvine Ranch driving their kids over to Parasol Park to play the zip line. Since there is the lack of creativity there and the kids beg their moms to take them to the GP because the parks on the other side is a lot more fun.  They should send a spy over take...

How to get that fresh smell from high end model home.

That must be the IHS blend you are referring to.

    Unique new community question.

I am so grateful there are posters here with good taste. I thought everyone loves the awful foam trimed cheap opulence Persian McMansions Toll Brothers built. No wonder I am so out of sync with its programs. It's sad to see that many buyers love this craps.

INC, no one could be this talented to have designed a new home this beautiful. It is a lost art. Only an old house have this type of flair. Have you personally seen this to verify?

That is not possible for TIC to sell land less than $4m/ac. Unless Bren is in a hurry to sell off the only remaining land before he finally retires. The only possibility is someone he trusted sold the land without him knowing. If that was the case I doubt that person is there any longer.

    Unique new community question.

I am seldom wrong but I am wrong here. It is a huge risk to do large lots. 10,000 sf lot meant about 3.3 units per acre. 3 units per acre. 3x$2.7m=$8.1m $8.1m/2=$4m    That is correct that Toll bought land at 4m/acre The math works out perfect at $2.7m per home. The risk is huge because...

    Unique new community question.

Ok I am wrong. I did see those lot sizes Toll Brothers are offering. Apparently Toll is off my radar. Love the big lots but those homes got to go. I am not familiar with this company's MO and I need to study it's financial economic. Those large lot size and homes on them for $2m is a huge...

    What happened to YellowFever?

May be he got a pink slip from higher up that his toxic hype backed fire and he is no longer influential and convincing when his theory not only did not add up but set Eastwood up for the fall on the Bowerman landfill thread.

    Veterans Cemetery coming to Irvine

After studying the Fivepoint proposals and the original cemetery plan the Fivepoint solution is hand down. It is bounded by 3 infamous streets of Irvine; Alton, Barranca and Bake. The cemetery will have a scenic aspect of an arroyo to harvest rain water to be recycled for the drought seasonal...

    Unique new community question.

10,000 sf lots are not practical for the developers and home builders for now and the future due to the return on large acreage without construction on it. With construction the home builder could charge $400/sf. Without construction may be $130/sf for lot premium. Every now and then for lots...
  13. I

    Unique new community question.

There is no 10,000 sf lot in Irvine currently and ever. It is 100'x100'. A new home of this level of charm will never exist. Only a few in the USA could design beautiful homes like this and I am one of them. There is still an "if" whether a developer and builder would go along with it. If so...

    Veterans Cemetery coming to Irvine

That is exactly the point. Fivepoint is trading the best piece of RE they have for a crappy site that presented all kinds of challenges from wasting water due to run off, handicap accessibility on a slope ( I guess veteran's buddies have all their body parts intact), traffic studies on a...

    Play yard at Parasol Park

I am a believer that the built environment encourages specific human behavior. Walls, gate, guard towers, fob access parks and club houses create isolation and neighbors become introverted and private. No walls, front doors greet the neighborhood perimeters, public parks, non fortresses club...

Orange County Great Park: Sports park, water park, ice rink, golf course

Lady M is struggling. Laduree will not come to Irvine. Irvinites are happy with Lee Sandwiches. SCP could be a possibility for Laduree to considered because the the Gabrielinos' shopping spree.

    Veterans Cemetery coming to Irvine

It makes total sense on the swapped land. It is easy to get to. It will have dedicated signage. I agree with others that its a everyday reminder of the brave veterans. There is even seed money. Maintenance will be much easier near the freeway access. Its flatter at the lowest elevation for water...

    Play yard at Parasol Park

I was there an hour ago and cars were parked on 4 sides to full capacity. It has been a gathering spot for moms while their kids play. The kids love the elevation drops, sunken terraces and the zip line. It is truly designed for the curiosity of children and for the parents enjoying their...

Orange County Great Park: Sports park, water park, ice rink, golf course

No one wants to have a basketball court in their neighborhood. The homes nearby will have a negative premium due to noise.
