    Compared to more recently developed neighborhoods, NWE does have decent size lots (ie. 2400 sq ft on 3900 sq ft lots).  The larger homes in the neighborhood (The Arbors) actually have massive lots (6000-7000 sq ft is the norm).

    No, properties were built 2004-2007 when MR was still reasonable.  Also, I think one or two of the bonds have actually expired now.

    I don't think Northwood Estates was in the area that was part of the discussion to get rezoned.  Northwood Estates is a neighborhood that checks a lot of boxes - small gated community, walking distance to a shopping center and close proximity to 5 freeway, no apartments, has cul de sac streets...

    It all depends on the forms and schedules you expect to file.  The cheaper ones don't prepare anything other than Schedule A, B or D ($300).  Mid-High cost ($500-$1200) ones can do more, but it really depends on your circumstance.

    I think one of the most interesting data points of this listing is that the buyer agent commission is set to 2%.  Why people are still offering 2.5% is beyond me.

    Looks like Cox enhanced their public WIFI near me and I can get their service at my house from the neighboring shopping center!  I connected after registering as "Guest" and speeds are decent.  50mbps down/5mbps up.  Any idea on limitations on using the Guest account?  I'm able to stream Netflix...

    How low can we go? 30 yr fixed at 3.75% with no fees...

    Don't you have to subtract the new monthly interest (ie. 2.625%) from your old interest rate (ie. 3.50%).  It's about $350 a month savings on a $500k loan.  So the opportunity cost would be $1750 assuming the other lender closed in 1 month.

    Took exactly 6 months from lock date to fund date.  Got the locked rate of 2.625% 30 year w/ $8400 credit.  Sections A+B+C totaled $1025.  Lots of back and forth with them during the last 6 months.  I'd estimate at least 100 e-mails and phone calls.  If you're up for the challenge, I'd recommend...

    One of the biggest benefits of a Roth IRA is that it is NOT subject to RMDs (required minimum distributions) whereas IRAs are.  This allows a lot more flexibility when you hit 72 years old.
