Is Irvine strict with unpermitted work?

If this stuff was enforced, 2/3 of the homes in LA county would never sell. There was no permitted code review for my 2011 purchase, nor for any of the 3 refis after that, all of which included appraisals.

Is Irvine strict with unpermitted work?

How would they know? Are their reps showing up to the inspection after getting a copy of all permits from the planning office? Or will the appraisers whose livelihoods depend on repeat business going to do it?

If you were to move out of Irvine (and California), where would you buy a home today?

Exactly my point. Cold or not, this weather is close to typical for me. That snapshot was from July of 2020. Here's one from July of 2021. And one from December of 2022. Like I said, mild.

If you were to move out of Irvine (and California), where would you buy a home today?

There are pockets of Socal that are actually fairly mild. I'm near the coast in LA county. Like I said, it rarely gets above 80 here, even in the summer. Right now it's projected to peak @ 70*F over the next 10 days. And below is a 10-day snapshot I took in mid-July one year. Agree with IHO...

If you were to move out of Irvine (and California), where would you buy a home today?

Heck, I'll go so far as to say I prefer the winter weather here too, most days and for most things. There were very few days this past winter in Honolulu where the high temps were below 80*F. Even 80*F is too warm for me when it's humid. I might need to put on a sweater here, but I can ride...

If you were to move out of Irvine (and California), where would you buy a home today?

That's a pretty big generalization. SoCal is a big place, and Hawaii is an island chain with varied climates. I've lived about half my life in CA and about half in Hawaii (and visit there often; 5x this year so far), and I will certainly argue the weather where I am at in CA is much better...

If you were to move out of Irvine (and California), where would you buy a home today?

After my father passed, I made sure to get a good handle on my mother's finances to make sure she was set up OK, and reviewed all their banking and credit card records in depth, looking back over a year. Granted, my mother has solar panels and lives in a paid-off house, but she is literally...

If you were to move out of Irvine (and California), where would you buy a home today?

Wow, lots of Hawaii love here. Us too, and we both have deep roots there on 2 islands. Hawaii will always be home, but I love the weather and the community where we're at now. Retirement for us may very well involve spending time in both places throughout the year. The problem I see with...

    Economy and Climate Change

The big question for me is what this means for solar users, those on NEM, NEM 2.0 and NEM 3.0 agreements. If this is the royal screwing it seems like on the surface, and if you're half way there already, at some point the math says you're better off just adding some panels and another...

    How to Invest in 2023

My CU is offering 15-month CDs @ 5% APY...trying to figure out where I think rates are headed. Thinking the odds of them going higher outweigh the odds of them going lower, so maybe hold off and try for better. 5.5? 6? I haven't had a 6% CD since soon after graduating from college! It's...

    Work in office or remote?

To them I say welcome to the club. Last year around this time I was pretty cheesed as I had made more of an impact the past year than any other year in my 20+ year career. And got the smallest % raise I had ever received. I recall seeing a headline that same week about the 8% annual inflation...

    Housing Analysis

Don't we agree the prices follow volume? Here' s a snippet of data from a small anonymous berg in socal. Understand that I've watched this little pocket closely (weekly, and for many years daily) for over 20 years. Things really tilted to the far end for several weeks in early 2022, when...

    ICE or EV?

If you just want a doodad that tells you how much power you use when, then look at the Emporia meter. Plug it in near the smart meter, tie it in to your network, download the app, and done. You get a pretty detailed picture of you consumption down to the second if you want it, though hourly...

    ICE or EV?

It's not as quick as the Plaid...but either is more than quick enough for me. The meaningful difference, from what I've read, is that the Taycan lives up to its reputation as a Porsche, whereas the Plaid lives up to its reputation as a Tesla lol.

Me likey! Saving my nickels...eventually the rising value of the piggy bank will intersect with the falling values of a used Turbo S. Hope I can still get in and out of it by then. :D
