    Plan 1 upstairs bedroom isn't a bedroom suite? Not that I'm looking to buy, but if I were, that'd be an automatic disqualification for consideration of this floorplan for me. For homes of this size (and price), the least I'd expect are bedroom suites for all secondary bedrooms.

    I can't decide if I like Trevi more or Fiano. Trevi's are a bit bigger overall, but Fiano, at least in the models, had finer touches. No floorplan, either from Trevi or Fiano, hits all the right notes for me, personally. For that, I'd want the Plan 2 at Oliva. That model, with the upstairs...

    I don't know what the "bank of mailboxes" at Baker Ranch looks like. At my old community in Riverside, it was basically one bank per street (maybe a 12-24 or so mailboxes grouped together). Here in Lambert Ranch, it's anywhere from 2-4 mailboxes per cluster. Very reasonable.

    It's almost standard for new homes to just give you a dirt lot. By law the builder is required to have a driveway, front walkway/stairs to front door, and a stepping pad outside each door from home leading to the outside.

    Oliva in San Juan Capistrano

    I love the Plan 2 great room. The high ceilings really do it for me. I like the optional floorplan (not modeled) for the plan 2 even more, with an additional upstairs with bedrooms. I'm sure it's a pricey option, but I would so do it if I were buying that home.
