    Wow...and that new listing I sent above is now under contract as well. I honestly see them getting that price because it's a very unique lot. Probably one of the best lots I've seen in the Reserve.

    2010-2012ish was a very interesting time. Some homes were priced very low. I remember fully furnished model homes selling for less than previous phases. Crazy time.

    I think these are also technically zero lot line homes which makes the pricing even funnier. The yards use the neighbor's home as a wall on one side.

    The problem with a lot of buyers, especially first timers, is they don't really evaluate all of the costs and then end up screwing themselves with the high tax rate, high MR and high HOAs. A lot of people just see the price and go "Oh, I can do that!". Reminds me of all the madness that happened...

    Hopdoddy isn't bad...I recommend heading up a few streets to the newer Stand location by Ralph's. The Stand makes some of the best burgers in my opinion.

    It'll be like the Eastwood homes where the sliding doors basically open directly to a wall. Might as well set up patio furniture inside facing the sliding doors since you won't be able to fit them outside :ROFLMAO:

    I wonder if the deck will be extremely limited to certain lots. If so, that's a slick way of adding it into the virtual tour and setting people up for disappointment.

    Interesting changes...the complete removal of the high ceilings from Plan 3 wouldn't be my favorite. I liked that the new era of IP was finally implementing that style...that's a nice sized bonus room in lieu of it though. Side note: it's absolutely bonkers to me that even at this price point...
