I'm a big Aliso Viejo fan as well. I just wanted to chime in to say that many homes in Aliso closer to the 133/73 & El Toro are Laguna Beach school district, so you will have to venture all deep into Laguna Beach to send your child to school. Example: Top of the World Elementary & Laguna Beach...

I still can't believe PS is where it is today. Prior to you living there, it was way more affordable than other parts of Irvine...sort of a hidden gem (though not really a secret place), now it's Orchard Hills Jr.

If you're into good cold brew, Mameya coffee roasters next to El Ranchito is really good. It's a mom and pop Japanese owned coffee shop that sells/roasts their own beans.

Just watch out for the high AV HOAs.

I also noticed this! In the past, it seemed to trend more in upscale parts of LA when I would see homes are sold or pending or other parts of the state like the Bay Area. I don't recall this being common in Orange County until very recently.

I mean they did a great job on the remodel and it's a nice size, but.......absolutely not with that price. Also...once you factor in that 500+ HOA on top of the price...how is that even likable? Better off getting a detached that costs more with a lower HOA.

This is not okay. AT ALL. As unfortunate as the situation is, I appreciate you bringing it here for people who are looking to buy there. I can't imagine buying in this neighborhood and not knowing I'm going to be patrolled by Joe Schmoe from up the street who thinks he is the king.
