    Finally a new tenant where Ugly pie Pizza was in Orchard Hills Shopping, but but but.... Pizza Hut chain store really after all these years???? I thought Irvine Company was not into Chains?  Haven't tried Pizza Hut in 10+ years, but I will give it a Shot.

    As a first person viewpoint on the OH School race mix, OH School on the Grove side (TUSD) definitely has more diversity.  I recommend taking a drive or walk to the school to observe the student mix during when the school begins and when the school is out.  You will get a good feel for the mix...

    Just FYI, KB Homes is currently building similar sized homes next to Pavoda.  The new homes are called Genoa.  I think the model home grand opening will be in April due to little rain delay.  You should check out those homes too.  Pavoda has been pretty popular due to good floor plans.

    Is Ravello the biggest floor plan that IP have ever released?  Never expected IP to go high as almost 3,500 sqft. Looks nice though! But it's gonna be $$$$$$$$$
