    Cielo million dollar price drops

Yeah, Feng Shui aside, my biggest concern with a house at a T-junction is that a car could just crash into your house.

Pay off mortgage or continue to invest?

What does it matter what the current rates are if you locked in at sub 3% or even as low as 2% back in 2021?

    ICE at the Spectrum?

The tweet is funny. "That's over 1 million in US dollars" like that means anything. :ROFLMAO: At least, say "That's over 200 million in US dollars" if you do the conversion correctly. 1 USD = 7.1687 CNY. In that case, that's a crap load of houses.

Orchard Hills 4 - "The Summit" Updates

I think lot 40 and the ones besides it do have the view of the landfill. That's why it's going for $5M while lot 66 is going for $7.2M.

    Real Estate Competition

I would say it's a buyer's market now in the 92618 area. Listings are cutting prices and are mostly selling below asking price. For the $1.4M-$1.7M price range, you can't really find anything in PS, though, so that leaves just the GP area. The Hillside listing in PS are above $1.8M still.

Orchard Hills 4 - "The Summit" Updates

Lot 66 is a view lot and lot 40 isn't. I guess view lot premium is still $2M. It's likely that lot 66 is also bigger than lot 40. It's possible that lot 66 is 5121 sqft while lot 40 is 4514 sqft. And from the map, it looks like lot 66 has a bigger lot size as well.

Orchard Hills 4 - "The Summit" Updates

Even with a pool, it doesn't cost $500k for a decent yard, especially with these lots. If you were talking about those 10k+ sf TB lots, sure. But these are sub 7k sf lots, most of which are even sub 6k sf lots.

Orchard Hills 4 - "The Summit" Updates

??? You don't need $500k for a decent yard. Even $300k would give you a GREAT yard. These Brookfield lots aren't that big, only a bit bigger than my Cielo home and we only spent $120k on landscaping.

Orchard Hills 4 - "The Summit" Updates

GP and PS are old news. Summit is what PS and OH were a couple of years ago. And from what I heard, none of the TB buyers are investors, so they are not likely to back out. The ones that backed out of GP/PS were investors who knew they were losing money if they went through with it.

Orchard Hills 4 - "The Summit" Updates

Weren't you the one that say they wouldn't sell at all? They're selling much better than you claimed. I wasn't wrong about the 300 people on the waitlist.

    President Trump

Uh no. The $40k SALT deduction means you only need to pay $40k SALT, not 37% of what you paid in SALT. You could pay $0 state income taxes as long as you pay $40k property taxes. Easy peasy for anyone who just bought at OH Summit. :ROFLMAO:

    President Trump

You can't subtract standard deduction to get to SALT. It's either SALT or standard deduction.

    Cielo million dollar price drops

Most of the Cielo homes do have 20+ ft setback. Only the ones smaller than 4700 sq ft lots don't. My plan 1 sits on a 5100 sq ft lot and the setback is 21 ft from the wall closest to the backwall and 30 ft from the wall further away from the backwall. My lot is slight V shape, which means the...

    Cielo million dollar price drops

That puts most of PS into high risk fire zone. Funny thing is that Cielo is in the moderate (yellow) zone. 😂

    Cielo million dollar price drops

First of all, the houses themselves only take up about 1700 sq ft since it's a two story home, you know? And these lots are quite a bit larger than 4000 sq ft. Only a couple of them are 4400 sq ft. Others are 4800 sq ft or larger, like 5400 sq ft all the way up to 7000 sq ft. For your...

These are all view lots, so it's not that outrageous.

Agreed. For rich guys who would only stay in a place less than a month, wouldn't they pick Newport instead of Irvine?

Orchard Hills 4 - "The Summit" Updates

It really doesn't make sense to close the priority list, but Shea seems to do this all the time. I mean, 100, 200, 500 people on the list, what's the difference?

Thinking of buying in Portola Springs. Few questions…

That's because MOST of PS is not near the toll road. It's only a small area, from the toll road to around Ridge Valley, that is southwest of the landfill. Most of PS is either south or slightly southeast of the landfill. The new area of PS is mostly southeast of the landfill, so that's why we're...

Orchard Hills 4 - "The Summit" Updates

Decent lot sizes, but a lot smaller than the Cielo one at 6928 sqft. Also noticed that 424 and 432 Fieldhouse had been reserved now. Only 428 still available.
