    Laguna Altura homes

What is your budget range I guess is the first question? I'm assuming Northpark and Quail Hill are too high since you didn't mention those neighborhoods.

    Irvine Open House

Zillow estimates this house to be 649k and most houses around there are this to 699k...So, I guess you can pay a 300k premium to live Tahitian Style.

    Great Park's 5,000 (10,000) homes clear hurdle

Oh, great..  another 15000 people in my neighborhood and probably no infrastructure (streets) to support it. Even more traffic on the 5. What more can I ask for except we will be like Los Angeles in 10 years. We keep building even though the economy sucks and there isn't as much demand. How...

    Quail Hill Comp Killer

I didn't realize it, but this http://www.redfin.com/CA/Irvine/133-Treehouse-92603/home/5902142 is a short sale. Why does it say in the listing that owner will rent if not sold? odd.

    Laguna Altura feng shui

haha. so true. I dated a blonde once in her early 30's. They look good, but once they hit mid-30's, they wrinkle easily and look much older. The asian woman can be 45-50 and still look 30.

    Laguna Altura feng shui

Isn't this all ironic.  All of us here, when we buy a dog, we all want pure-breads and they are the most expensive...But when it comes to us humans, it's ok to mix the blood "they're cuter". Go figure.

    Quail Hill Comp Killer

HOA higher. Plus, you are bunched up with other homes next to you. I walk by those all the time and the parking stinks down there. Plus, you have no driveway. At least this home has a slight view.

    Quail Hill Comp Killer

The reason why http://www.redfin.com/CA/Irvine/133-Treehouse-92603/home/5902142 isn't selling is because Plan 1 is terrible. There was another Plan 1 on Treehouse first listed at I believe 1.2, then finally lowered to under 1 million and still no one bit. This was 6 months or so ago.  It was...

Turtle Ridge 3200sf SFR for $850k

Just list the house as a 99 cents special. Everyone will come. This whole listing of the house at this price is silly and confuses the average home buyer.

Is 4.15% good right now for a conforming 30year?

0 points. It will cost me about 2500 all together for this re-finance.

Turtle Ridge 3200sf SFR for $850k

How? it says it will be sold to someone who attends? What if 30 people attend and the highest bid is 1 million :-)

Is 4.15% good right now for a conforming 30year?

Lowest I've seen it for a re-financing. Any thoughts?

Turtle Ridge 3200sf SFR for $850k

So what is the purpose then? Is it to attract buyers like an auction to bid and the seller has the choice to accept the highest or walk away?  Sounds kinda silly if you ask me :-)

Ok gang, I need your input on this Irvine home

I wouldn't buy it as a personal home to live in. You already know location is the most important and as far as upgrades, you can do that stuff yourself over time. Although, you may not see rates lower.

Trying to buy in Irvine is NO Fun

You want me to tellyou the difference between those places and akim's places:    chinese, korean markets vs. regular stores :-)

Trying to buy in Irvine is NO Fun

Me thinks you shop at too many asian spots. Remember, in China, Hong Kong, Taiwan, there is no "right of way"...First come, first serve especially in driving.
