Proposed cemetery near Great Park and the new Irvine 5th high school

Now you're getting it. No matter how illogical or insane your reason is you are entitled to it. You've earned the right to your insanity.

+1 It's timed out on me several times already.

Proposed cemetery near Great Park and the new Irvine 5th high school

People move and sell their home for all sorts of reasons, many times not of their own choosing. It maybe a job transfer, illness, divorce or whatever. Even if I don't plan to sell my house now, it doesn't mean I'm okay with a drop in value or having to struggle to sell if that day should come...

Proposed cemetery near Great Park and the new Irvine 5th high school

It's pointless to argue the validity of FS. You're not going to convince the believers otherwise, and vice versa. Call it stupid. Call it superstition. Even if you don't believe FS, the question is do you care if you lose potential buyers or get a lower price when you sell because of it. If you...

    Hidden Canyon in Irvine

Lot 57, 58 are up higher and are bigger lots but the view is blocked by a hill next to Laguna Altura so it doesn't have clear city view. Looks like lot 54, 57 are still available on Toll's website the last I looked.

    Hidden Canyon in Irvine

I uploaded a new scan of the price sheet. The quick move in is near completion so I'm sure it's got upgrades priced into the house. Even though it doesn't have a view it's a big corner lot.

    Hidden Canyon in Irvine

Price sheet for the new release. Looks like they've adjusted prices upwards for the lots from the preliminary price sheet from a couple of weeks back. I'd think that mean they have confidence there are plenty of buyers waiting in the wing ready to pay up. They do have a quick delivery home, lot...

No. You explain WHY you think everyone should want a cemetery next door and our high school.

It's all fun and game until your house start dropping in value, regardless of where you personally stand on the cemetery.

    Hidden Canyon in Irvine

Strange. They must be making some adjustments based on the response they're getting. Lot 52, 53 had preliminary prices on a previous price sheet. Now it's coming soon. But, they're both marked as reserved in the site map on Toll Brother website. It's also strange that lot 57 - 59 are marked as...

    Hidden Canyon in Irvine

Looks like they expanded the latest release to 6 homes from the 3 on the original price sheet. The site plan have them all marked as reserved. Orchid Terrace view lots are as good as it gets with Capri. They typically release only 4 homes for each release so this is a bit unusual. Maybe they're...

    Torrey at Beacon Park

I'd totally agree. Once it gets pricey people start getting picky. Street number is the least of BP's problem.

Orchard Hills - Capella by Taylor Morrison

I don't think 114 is that bad of a number. There are plenty of houses with 4 somewhere in the 3 digits in Pavilion Park and they're all sold, many with Asian buyers.

    Sausalito at Stonegate

Last one? I see on Shea's website there are 4 quick move-in available still. http://www.sheahomes.com/community/sausalito/siteplan/

    Hidden Canyon in Irvine

I know it's heresy to say this on TI, but I am not too bothered by a house with only 2 car garage. We have 3 car tandem garage now but one of them is used exclusively for storage. As long as there is decent storage space I'd be fine. I think 10 years from now, in the "Uberized" future and...

    Hidden Canyon in Irvine

Also, noticed that they've dropped Abruzzo from the price sheet. Apparently, they decided to stop building them for future phases since there is not enough demand. So much for the new wave of design with master bedroom downstairs.

    Hidden Canyon in Irvine

First house in Capri collection to break $3M. It's a large view lot at the end of cul-de-sac on  a single loaded street. The price is currently listed as preliminary. The phase will be officially released on 10/17. The sales lady tells me there are several folks waiting for it. It'll be...

Newer Irvine listings with crazy WTF asking prices from equity sellers

This could be their "shock and awe" strategy. Go with a out of this world starting price, follow by a huge price drop. If they were out to get attention it's certainly working.

    Buying model homes

Agreed. If you want to replicate what the model has then it might make sense to just buy it. Like Bones said, many of the model homes have the best lots, have a ton of options and fantastic landscapes. Even though they are the most expensive house they're sometimes selling at less than the cost...

Oakmont by Ryland Homes at Beacon Park

I'm surprised how poorly Juniper is selling. The largest model, Walnut, is rather nice. The price also seems reasonable. I know folks here complain about the small lots in the early phases, but 15 feet to the back wall isn't worse than any of the IPC products. Maybe the proximity to the cemetery...
