    Orchard Hills VS Hidden Canyon?

The location of LA and HC, surrounded by nature preserve, is definitely unique. That's what make them attractive. To say that they are located within a commercial area is quite a stretch. Try driving by on 133/Laguna Canyon some time. There's is no high rise for miles. It's close enough yet far...

    Orchard Hills VS Hidden Canyon?

Fortunately, 5 Fwy is also just a few minutes away, past the 405 via 133. The horror! Your kids missed out a once in a lifetime life changing experience and you took that away from them? That would defeat the whole purpose of TI.  ;)

    Orchard Hills VS Hidden Canyon?

Say what you will about the location, but it doesn't get much better in the city of Irvine. Even though there's only city view the temperature is many degrees cooler than further inland during the summer. If you look at the map you see that HC is 3 miles away from the 405, buffered by LA. It...

    Resort Like Property

Once you break $2M there are a lot of options. Buyers are looking for more than just a nice house, but also prestige. I'm sure Turtle Ridge, Quail Hill, Orchard Hill or Hidden Canyon is higher on the list than Northwood. This home, while nice, also have a major flaw. It borders on Portola, a...

Your $.02 on the Following Communities

Floor plans are pretty good. But, location is even better. It's much closer to the ocean where you can feel the temperature difference as compared to OH. Easy access to both 5 and 405 Fwy. It's also super close to the new center of Irvine, just minutes from Spectrum. Can't beat that.

    Feng shui

Are you worried about feng shui because of future resale or because you believe it yourself? In feng shui, everything has a counter measure. The question is really how offensive is it. Other than major offenders like being at the end of an T intersection I wouldn't sweat it. You'd be hard...

    Testing at Portola High School

You can't win with the TI crowd. When no there was no additional test everyone is up in arms about why the district is against more test. Now that they're doing more tests people complain why they're doing more test. I applaud the school district for listening to feedback and taking this step...

Orchard Hills - Strada by Irvine Pacific

While possible, highly unlikely. I used to have a house that cuts across city and school district lines. I was worried about the same thing since in this case one school district was far superior than the other. But, I did some research and found that the boundary hasn't changed in over 70...

    Hidden Canyon in Irvine

True. But, come 'on. You'd have to be nuts to spend anywhere near $700k on COE upgrades. Sure, that infinity pool in the model home looks nice but do you really have to have it? Plus, the advantage of buy a newly built house is that even if you want everything you don't have to do it all at...

    Hidden Canyon in Irvine

You do realize that the difference between $3.3M and $4M is $700k, right? It may be just a decimal point but that difference is enough to buy a condo in Irvine. It could be that's as far as they can comfortably stretch their budget.

    Hidden Canyon in Irvine

TollBrother elements are reused but these are not rebuild of any existing TB products. More over, these features are certainly unique to Irvine. So, compare to other Irvine homes, they do stand out. Sales at HC, La Vita, and Ellwood speak for themselves.

    Hidden Canyon in Irvine

Exactly. Not to mention the $40k/year for each child for private school. But, I guess that's probably just chump change if you can afford a $4M home.

    Hidden Canyon in Irvine

Non-view homes on smaller lots in HC started at $2.1M in the 1st phase. That's a $300k+ increase. Not bad considering the 1st HC phase just moved in not long ago. La Vita is really the only collection that has had same level of success. Most other homes in OH or elsewhere are either flat or had...

    Hidden Canyon in Irvine

New price sheet for Capri. Lot 231 breaks the price record for this collection at almost $3.3M. It's a 20k+ sqft view lot on a single loaded street. Sales office says a few buyers have been waiting for it. If they can pull it off in this market that would be quite impressive. I wonder if lot 63...

    Bay Area 2.0

This home borders on Homestead, which is like living next to Culver. Better be sure you're a heavy sleeper.

    Bay Area 2.0

I highly doubt it. Even though VCs are funding more companies in Irvine area it doesn't come close to the bay area. There are few, if any, successful startups that has really made it big. What we need is a few startups with strong IPOs that mint hundreds of millionaires. Local companies that...

    Trevi @ Orchard Hills

This is true for most builders. In many cases, especially when a buyer from an early phase backs out, not only do they keep the deposit, they turn around and sell the house at the higher per square foot price of the latest phase and makes more money than if the original buyer had followed...

    Eastwood is way over priced

I think supply of new homes will have a bigger effect than $/sqft. There are plenty of well heeled cities with starter homes starting from $600+/sqft. I'm not saying we will be there any time soon but it is not unthinkable once Irvine is fully built out.
