    The challenge for buyers with HC is that prices have gone up significantly since the first phase. There is no house in the community for under $2.4M anymore. If you want a new house in a gated high end community but can't or don't want to layout that kind of dough OH is really the only option.

    Are they buying the land or doing a long term lease? If buying they're probably betting that the value of the land will go up. If they're leasing then there won't be nearly as much investment up front.

    I'm curious if what you want is only available in BP would you still hold off anyways? If you're interested in a new house in IUSD of around 3000+ sqft, BP is the only game in town right now.

    Did they not? That's TBD as far as we know. IUSD is doing additional testing out of parent concern and abundance of caution around the high school area. Let's see what they find. That should be a good indicator of whether there's anything to worry about with the rest of GP build out.
