I think the structural option pricing is dependent on the floorplan (e.g. Santa Monica conservatory is $32550 vs. Avalon $48300). Which floorplan did you go with?

I think the more specific term is FCB, rather than the misused term "Asian." ABCs, Koreans, East Indians, Persians, etc., would be more correctly categorized as local cash buyers. Let's be politically correct here.

La Vita is not a comparable product, in my honest opinion. Between OH and HC, definitely HC. Exclusivity, 3000 homes vs. 250 homes. Location, North Irvine vs. South Irvine coastal. Schools, TUSD vs. IUSD (even if you don't have kids, resale value). OH does have more recreational facilities...

A little bird told a realtor friend... that none of the Marbella buyers in phases 1 and 2 are FCB. So far it's all been local, culturally-diverse buyers, and a younger age group than TB expected. 25 homes out of 138 (Marbella) sold in a month... I don't think they're worried.
