    Who bought the 2010 home?

I thought your last post in thread was already over. Just kidding. Appreciate all the good pointers you have given on the site and some through PM's. I personally don't care too much about about a very big house. We have been looking quite a bit for places about 1700 to 1800 sqft. This is...

    HOA in Irvine

The attached homes have 2 HOA's. Does the 2nd HOA really cover all the structural issues. fire, roofing etc etc. How does it compare to detached units. Do the detached unit folks have to get more insurance separately for structural stuff.

    Who bought the 2010 home?

I think the priority list as mentioned many times is just a list of people who are interested in knowing about these homes. It doesn't mean they are all going to buy. The prequalified list only says how many people can afford those homes, doesn't mean they are planning to buy. I got a call to...

Montecito / Sonoma / Carmel Pricing

Some of the points you make is definitely correct. I think a better utilized 1800 sq ft is always much better than inefficient 2200-2300. Especially if both offer the same 3 bd +2.5 bath. A comparision point is Santa Cruz plan 3, Coronado plan 3 and monterey plan 3. All 3 are in Woodbury east...

Montecito / Sonoma / Carmel Pricing

I agree with the fact that all of the 2010 collection homes are over priced by 100K. But that said how does it matter if someone can afford that place without too much hardship. Anyway, The important question I have is would all these negatives for montecito or any other plans go away if the...

Montecito / Sonoma / Carmel Pricing

Is that off ramp next to monterey actually functional!!!. The open section next to the pool (Jasmine park) and the toll area is where the next phases of IVY development going to come up. The water tank issue is very interesting. Thanks for the heads up. Pretty much entire monterey/most of...

    2010 Irvine New Home Collection

Obviously it hasn't drawn much interest. Especially since at 475K if your bedrooms are on top of your neighbours garage hat would be a problem. Having said that I think the homes (cluster of 3) are well designed to give you a detached home feel. As in all the new collection homes the prices...

    Negotiating on New Homes

Coronado is now calling people from as late as mid january registration for plan 3's. so far 21 home released in first 4 phases. all but 2 plan 1's are sold. phase 5 has 6 homes 2 of each plan. 3 are reserved, 2 sold and 1 plan 3 available. this phase makes it about 25% of all their homes...

corner stone by S&S in laguna niguel

These were the prices. 615 K (approx 1900 sq ft, 3bd +2.5 bath) for an inside plan 1 675K for a plan 2 (2075 sq st, 3bd, 2.5 bath + loft). Already includes the extra cost (30K I believe) due to sunset views towards moulton pkwy. 720K for plan 3. (2440 sq ft, 4 bd 3.5 bath+big loft). no...

corner stone by S&S in laguna niguel

I went and saw the place yesterday. My immediate honest reaction was exactly the same as yours. 50-100K higher than what they should be. It is definitely beautiful and apparently all the schools that serve the area are rated as high as (if not better) Irvine schools. Even at the current pricing...

    Negotiating on New Homes

Paloma gives about 11K towards upgrade. Was as high as 25K towards upgrade and 10K towards closing if used their lender. This was in early summer 2009. Since then not only incentives have gone down the prices have gone up by 25K for same models. The mello roos (all pieces inclusive) is about...

    Negotiating on New Homes

Anyone who is buying in 600's and above should really not be basing their decision on 8K of credit. By the time you pay mello roos, HOA, mortgage etc for 30 years this 8K is probably a noise. Unless ofcourse the 8K allows you to immediately close the deal on another rapidly appreciating Irvine...

    2010 Irvine New Home Collection

Other than all these way out of budget SFR homes does any one have any opinions Good or bad about Monterey in woodbury east. I'm planning on buying Plan 3. One obvious issue i see is available open parking spots. There are some plan 3's that are besides Trabuco with bigger yard area beyond the...

    2010 Irvine New Home Collection

Was registered on santa cruz first. What i didn't like about them was that the 2nd bath seemed like they were built as an afterthought. But i guess i saw them before models were fully ready and were under construction. For almost 700's I would definitely like to see a third full bath ( atleast a...

The Irvine Co. is thrilled with response

I know the same is true for Monterey. They have not even begun calling the people on the list. That process starts on Feb 2nd. I believe that is true for Santa cruz as well (not sure 100%).

Mello Roos reduction in WB,WE,Portola Springs

From what i was told at the sales centers in woodbury east TIC sold a bond to someone and therefore were able to reduce. I don't know all the R2,R7,R8 stuff but this supposedly only applies to woodbury east.

Mello Roos reduction in WB,WE,Portola Springs

I'm actively looking at homes in portola springs (paloma/Los arboles) /woodbury (montecito, dropped out when prices increased before phase 1)/Woodbury east (monterey/coronado). only place I heard about Mello roos reduction up untill early this week was at woodbury east. From what I know...
