    I do read it occasionally. I don't really care what people think of what he says etc. What I know is his fundmental reason for that blog way back lined up exactly with my thinking and kept me renter till early this year. Just like he is saying now about low interest rate with the 15-20% drops...

    Haven't  got my tax notices yet. Moved in in may 2010 to WBE. Also haven't heard back about 10K tax credit either. Although i confirmed with the guy at FTB that they have the fax that i sent in the first week after moving in.

    Sand canyon is already pretty much 6 lanes (3 on each side all the way) except around the railway track and 5 interchange. Maybe thats what they are talking about.

    I'm surprised. I never had this problem. We had very good experience and our shutters were delivered and installed about 5 days after the original date that was promised. But we got our answers every time during the 5-6 week time. I thought i had a very good relationship with them.

    Thanks for all this info. Yes the part you mentioned about impact on monterey homes adjoining Trabuco  is what got my attention initially from your map. Actually don't know if that is a real bad thing or a good convenience. I guess depend on how they build the shopping center.

    This is an excellent first post.  That is why I've tried to take IR2 $/sq ft rental number and reduce it by a fudge factor to do my rental parity estimate. Maybe I'm just too conservative....

    On the insurance issue. Yes for monterey in WBE we only have to get insurance for any upgrades we did inside and personal belongings. Effectively only about 25/- a month.

    The entire 2010 collection baring few sold out . Santa barbara almost gone. New developments are coming up. Is there a specific reason La casella is still not sold out. How many units did they have and how many have they sold. Any one have more updates on this tract.

    I always felt that Santa Barbara had the whole location thing going for it. Infact after seeing the prices of monterey in WBE I felt that Santa Barbara would open at much higher premium. But i was suprised that it was about the same as monterey. Does anyone know the current pricing on these.
