    Agreed the mello roos is slighly higher in PS but 2350 sq ft for 600K puts it at 255/sq ft. All portola homes definitely are priced very competitively compared to woodbury homes and resale market. I haven't seen the models. Maybe there is a reason why they are priced this way!!
