    Sevilla at Portola Springs

I guess the driveway costs 75K. I like the plan 3 on both sevilla and the LV. On a first impression basis Sevilla plan 3 made a bigger impact because i had seen the price sheet before looking at the models and was expecting less.

Has the median home price in Irvine really fallen 17.7% Y-o-Y

What you are looking for is not median home in Irvine. There are very few of those and thus the premium. I notice about 25% since the peak on most average size/ average feature home. There might be another 10-15% eventually. I expect long period of no appreciation/slight depreciation rather than...

Best HOA Bang for your Buck?

Then why are the numbers so different between neighborhoods. cost of re painting/ re roofing/ slurry coat etc should be about similar between similar neighborhoods. I know monterey in WBE covers walls in insurance (Part of HO-6 is covered here). So any homeowners insurance individual buys is...

    Quail Hill SFRs still bubble-licious...

In the redfin link you provided it is unbelievable to see $/sq ft number in the chart being  450-500/sq ft. if you see the listing of recent sales  and this home at 355/sq ft the price should be about 1 mill. That kind of makes sense for the home to be around 2003 pricing.  I agree quail hill...

Grand Opening Weekend: Stonegate & Design Center

So finally after 1 year break and buying our place in 2010 collection i went to check out a few models this morning. Checked out San marco's in stonegate and sevilla in Portola. I liked the sevilla plan 3 a lot. Don't know if yards in most of plan 3's will be as much as the model. But at 294 per...

lower price home + higher (hoa+mello) vs lower (hoa + mello) + higher price home

From what i know it was for everyone. Because when we bought at monterey, the brookefield folks told me about it because we were discussing about their left over few homes at the paloma tract. But i may have misunderstood too. Hopefully some resident of Portola can chime in.

lower price home + higher (hoa+mello) vs lower (hoa + mello) + higher price home

Yes it was reduced for portola springs around the same time when 2010 collection came on board. IT is still >4000/yr. used to be 6500/yr.

lower price home + higher (hoa+mello) vs lower (hoa + mello) + higher price home

Depends on type of HOA. our high HOA for our attached home covers the HO6 insurance . Also it pays for the external maintenance stuff. Don't know what it would be if at all. I assume it will atleast account for 20-25 a month over next 10-15 years. So the higher HOA does give back a little. But...

[IHB Post 3/29/11] Predictions versus reality: Irvine Renter?s track record

IHO, You do have lot of good points (except when you are not drooling over the 3CWG, driveway, back yard & SFR) so don't worry about what people think.

How BAD is KB home as a builder?

Interestingly, When Monterey finally sold out including the models sometime last year I asked someone at brookfield staff  about whether they were building any new projects in Portola. I was told that they didn't bother buying any land from Irvine company to build the development. For some...

Thoughts on Santa Cruz in WBE

When these homes came out last year i couldn't really see the prices of santa cruz having to be 50K more than Coronado. Of course the sq footage is bigger but functionally it didn't offer anything more than coronado homes. Untill they modified the plan 3 to include the 4th bd and full bath...

    Current thoughts in 2011...

Why do you think prices will rise too high for people to look elsewhere. The prices are being set by TIC survey/ marketing machine. And they really seem to know how to price a new homes in comparision to similar resale homes. By the time you add HOA/Mello etc it all still comes to be equal with...

Las Ventanas by Taylor Morrison at Portola Springs

Per these pictures i see about as much space between the homes as in the attached monterey homes in WBE!!!!

Las Ventanas by Taylor Morrison at Portola Springs

Well whatever is the premium of SFR's today over detached condo, similar premium will exist even if market goes south.  you are saying tomorrow's SFR prices will be  todays detached condo prices. then doesn't that mean todays SFR prices are iffy values as well. Bottom line is there always will...

    Updated MLS Irvine Closed Sales

To be very honest (I'm not touting the TIC) the prices of TIC homes (attached, detached condo, SFR) whatever it may be even including HOA and mello roos is defintely lower or on par with resale. So the question is not about "TIC" having to drop prices, it more about prices having to drop in...

    Stonegate East that shrinking feeling

When we were buying last year at monterey the sales people were very nice. They had a sheet with the site plan and would advice correctly on the size of the yard area etc. they would even suggest site plans per what you told them you were looking for. We even walked the site many times even...
