    I second this. I know that at my old home wet porcelain tile indoors was hugely slippery. Perhaps they have different types of tile that have different amounts of traction when wet.

    Called Santa Ana Winds because it comes down the San Bernardino Mountains and most prominently follows path of Santa Ana River through Santa Ana Canyon. I suppose they could call it the 91 Freeway Winds, but Santa Ana sounds better.

    At bottom of the list published, they break out OC figures for new and resale homes, so they do compile that info. There really is no other explanation for the huge bump in sales price and sales volume in 92602 unless you include Orchard Hills new home sales.

    The upward trend for 92602 continues. I think it's the 6th highest-priced zip code in OC now. Both sales price and sales volume are tremendously increased from the year prior, even though in other areas of Irvine both numbers are more or less flat.

    For the month of November, the numbers are even more impressive for Orchard Hills. 90% increase in price over last year with a huge increase in volume as well, while all other areas in Irvine had a decline in volume.

    Yeah, Shady Canyon is so ghetto. Seriously? Complaining about Shady Canyon? Why the hate for SC? Are the homes too big? Are the lot sizes too large? Some people will complain about everything!     Looks like Orchard Hills sales are now affecting 92602 avg sales price. 92603 used to be the highest sales price (Shady Canyon), consistently followed by 92618. Now 92602 is a bit ahead of everyone else.
