    Hidden Canyon in Irvine

First time I saw them in a Toll Brothers home, I was impressed. But, since then, they do it so often, that to a certain extent it's if you've seen one Toll Brothers home you've seen them all. Except for the wow factor, there doesn't seem to be any utility to having a double staircase.

Quinterra now selling like hot cakes

And here's a pic of the house that is by far the best landscaped house in Quinterra. Complex, dense and just beautifully done. Kudos to whoever owns this home!

Quinterra now selling like hot cakes

I'm not sure which one you're referring to, but I have yet to see an artificial turf inset that looks real, even though there are plenty of artificial turfs as a whole that look quite real. If you're going to put artificial turf in your front yard, you should splurge for the realistic-looking...

Quinterra now selling like hot cakes

So many of the homes in Quinterra have cheap-looking landscaping. Literally, except for the models, only a single home has incredibly nice, obviously landscape-architect designed landscaping. A couples others are passable and OK, but so many are downright ugly. I hate it when people purchase $1...

    Recommendations for landscaping companies

If your biggest problem and gripe is just that your gardenias aren't doing well and may not have been the best plant selection, consider yourself incredibly lucky. There are horrible horror stories with regards to landscape, and having experienced horrible landscaping issues myself, I wish that...

    Great Park Neighborhoods

So, out of 17 pictures, 16 of them are of the model and community, and just one of the front of the house.

    Beacon Park

They're doing those same ugly black walls throughout the community and along Irvine Blvd that are in PP.

    Hidden Canyon in Irvine

I think it's a lot easier for Toll Brothers to say that they're strict about not having investors when demand is high in these early phases. Once the pent up demand gets done and the phases aren't immediately sold out, I think that they'll become a lot more lax about their philosophy.

    Great Park Development

I'm not a lawyer, but when will Agran be held in contempt of court? This POS just flipped an eff-you to the residents of Irvine, and has been doing so through most of his years in office. This is from today's LAT.

road rage/aggresive driver incident, Pavillon park

City for sure has a say. It's public/city streets currently, you can't just make it private by a vote of homeowners. Although the few entrances to PP make it seem ideal for turning into gated community, it's a very tough hurdle, so tough that I'd pretty much rule it out. If you just want gates...

    Municipal Library

Mayor Choi wrote an opinion piece for The Register which appeared this past Sunday. This is one of the best things he can do for this city, and I wholeheartedly support it!

    Contractor or architect then contractor

So true bones, so true. It's almost as if some homes had planned for a nice looking brick, for example, to match the rest of their home. But then when it came to paying for it, there was a special a hideous colored brick, and they decided to go for that instead to save a few bucks even though it...

    Contractor or architect then contractor

I go back to my original assertion that you get what you pay for. You cannot tell me that a contractor without any landscape architect education is going to give you the same result as a licensed landscape architect. True, someone might be completely OK with what a contractor offers them. But an...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Also, why of the 7 pictures, 6 of them are exterior shots of the house and/or of the community? And the one of the interior kitchen seems to maybe be the model? At least that's what it looks like to me, not being familiar with that model.

    Contractor or architect then contractor

Drawings are free? You get what you pay for. I used a landscape architect (Warwick from Studio H) for my new home, and wouldn't think about doing it any other way in the future. It's quite obvious which homes in our neighborhood used landscape architects and which just went with a contractor. I...

    Municipal Library

Certainly, that's $200 million that would be better spent than the $200+ million that's already been spent for crap at the Great Park. I'd much rather see $200 million spent on a library than just about anything else that cities spend large amounts of money on (stadiums come to mind).

Newer Irvine listings with crazy WTF asking prices from equity sellers

They're probably not going to get that price. Even though the current Redfin listing indicates 20 days, the home was actually originally for sale for the same price starting on 4/19/2014 and was listed for 113 days before being taken off the market. They re-listed again on 1/13/15 at the exact...
