I think that the city would be more likely to approve than would the HOA. That said, I don't think even the city would approve.

The home is subject to all the rules and regulations of the Association. Hence, any significant improvements would have to be run by the Association. I doubt that the HOA would approve demolishing and putting up X number of new homes in place of the Lambert Residence.

On our plans, we just called it "Acer Palmatum". It's planted in our courtyard, a couple of feet away from the house, not near any other structures.

Went and visited these this past weekend. Wow! Three great homes, three great floorplans. Nothing outrageously offensive about any floor plan. I could quibble with small aspects of each, but if I were in the market to buy a new home in North OC, these would be at the top of my interest list.
