    Landscape of small yard

I'm still a big advocate of getting a landscape architect and not just a contractor. The architect will maximize use of space while also making it look darn good. You probably won't get either with a contractor designed landscape. It's a bit extra but well worth it. I don't ever forsee myself...

Asian Tapas restaurant in Woobury Plaza

I assume by "Woobury Plaza" you mean Woodbury Town Center? Very annoying to have locations renamed to whatever suits you. Also, it's Woodbury, not Woobury. Rant off.

    Neighbor's massive backyard structure

Having served on my new community's HOA board, I can say that people will do things without HOA approval and then beg forgiveness later. It's super tough making someone undo something they've spent a lot of time/money doing. We usually end up reaching a compromise. If it hasn't been approved...

HOA wouldn't be the only reason that you wouldn't be able to tear it down. That said, even if it were, the HOA board is not a single person.

Coral Crest - TNHC - Crystal Cove

Coral Crest at Crystal Cove from The New Home Company. 7000 square foot home anyone? 6 car garage anyone? These homes look spectacular!

    Trevi @ Orchard Hills

That's a complete guess. Buyers see what the model home has and want the same/similar.

    Patio Furniture

I bought furniture for my courtyard (two couches) 2 years ago from here: http://www.sunsetwestusa.com/ I also bought a huge amount of iron furniture (2 dining tables, 3 barstools, couch, 3 side chairs, a dozen or so dining chairs, 2 chaise lounges) from Victory Furniture about 10 years ago. I...

What your landscapes cost (Total including Plants) for new Irvine homes?

I think a good rule of thumb is to spend about 10% of home purchase price on landscaping. If you're too much under, you're doing a crappy job, and it'll show. I never understand why someone would spend $1,000,000+ on a home, but then go to Home Depot, buy some plants and put in their landscape...

    Great Park Hosting Ducks

http://www.ocregister.com/articles/park-693730-facility-ducks.html Ugh. So upset at what the Great Park is becoming. It's much less Central Park and much more a commercial/entertainment/retail collection of buildings. Ugh.

    Haggen already closing

Seems too big a space for a TJs. Doubt Ralphs would open a store so close to two others (Jamboree and also at WTC).

    Stale Irvine Pacific Designs

Irvine Pacific's stale floorplans were one major reason I avoided buying at Laguna Altura. Sure, those homes appreciated nicely, but I really disliked the floorplans. I disliked them when they were used in Woodbury, and disliked them even more in exclusive Laguna Altura. They create a basic...

5,000 expected at Marblehead grand opening this weekend

Since I'd go just to be a lookiloo (not looking to buy, but do enjoy looking at model homes), I wonder if I should avoid the hoopla and crowds of opening weekend and pick day in the next few weeks to go instead. No doubt these'll be nice (although annoyed at the website where there's a link to...

    Eastwood Mosquito Farm (sad face)

There's no way that these are mosquito breeding grounds. Besides the nuisance factor, mosquitos transmit West Nile virus (and other diseases), and there's a tremendous effort by public health authorities to eliminate stagnant bodies of water. If there is stagnant water, there's no doubt that...

    $11.29 for a Carl's Jr. Combo?!

I used to blindly fill up at that Chevron because it was close to my home. But holy crap. It's almost always at least 25 cents/gallon more than anywhere else. In the past year, I don't think I've filled up at that station. I've read that gas stations that charge more are usually located right...

Newer Irvine listings with crazy WTF asking prices from equity sellers

When you hire a guard service, you can do different tiers of service, i.e. you can hire for 8 hours, 16 hours or 24 hours. I suppose for some communities, you can hire a guard for the busier times and at other times have a pin-code entry. I don't know of any that have this, but just saying it's...

Newer Irvine listings with crazy WTF asking prices from equity sellers

This home has been re-listed at a slightly lower price and with a new agent. It's amazing what some staging and a professional photographer get you. I had saved the old pics. They were pathetic. https://www.redfin.com/CA/Irvine/74-Clifford-92618/home/96703971#main
