Newer Irvine listings with crazy WTF asking prices from equity sellers

Completely in agreement here. With my most recent new home purchase (not so recent, 4 years ago actually), we got an interior designer relatively late (after everything was selected and we'd already moved in), but in the future, two things we'll do for sure with any new home purchase is to get...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Completely agree, the lack of contrast is very unattractive. I suppose they were thinking "neutral", but neutral isn't always good, esp here. Also, love the description of "professional hardscape". WTF does that mean? From the limited outdoor photos, looks like a concrete pad. Wow! Such...

Coral Crest - TNHC - Crystal Cove

That was not Z Gallerie. I hate Z Gallerie and I did not hate that. Again, to each his own. It certainly wasn't as garish as Toll Brothers models.

Coral Crest - TNHC - Crystal Cove

Decor is so subjective. That said, I can appreciate how decor can detract from an otherwise nice house. Example: The decor of most Toll Brothers homes makes me have to make an effort to look at the house in spite of the garishness of the decor. Personally, I liked the decor of these homes. The...

Why are there so many stoplights on sand canyon?

Yeah, that's just weird there. merge the lanes into one, then have to make a hard left in oder to get on the 5 south turn lanes.

Coral Crest - TNHC - Crystal Cove

I've been accused (and I use the word accused purposely since there was clearly a negative connotation to it) of working for being a shill for TNHC. I just happen to be a very satisfied customer. Yes, people are nasty on here behind their cloak of anonymity. All of the homes were impressive in...

Why are there so many stoplights on sand canyon?

When they were re-doing the I-5/Sand Canyon interchange, I complained to the city about the horrible traffic flow on Sand Canyon. I was assured that the lights would be synchronized from the 405 to Portola once the construction was finished. Traffic lights continue to be horrible. I wrote the...

Coral Crest - TNHC - Crystal Cove

No ocean views? The Pacific looked quite incredible from the Coral Crest models.

Coral Crest - TNHC - Crystal Cove

Here are the current releases for Coral Canyon and Coral Crest from last night. These homes were quite spectacular. Big homes, great floor plans. Plan 2 of Coral Crest had perhaps the most impressive foyer of any model home I have visited. Overall, that was my favorite of the bunch.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

Swinging arms will prevent it, unless you want to damage your car or break the arms. If they're smart, they'll have video set up to fine the perpetrators. Yes, someone wants to get in, they'll get in no matter what the security is.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

There are ways to prevent people from tailgating into a gated community. Swinging arms could be installed to allow only one car per arm-raise.

Altair - new Irvine luxury housing by Lennar/Toll Bros - not Great Park, not TIC

Actually, I'd expect these homes to start at significantly more than $1 million. Even an "average" 2500 square foot house in Irvine is starting at over $1 million. That's what I'd call a smallish house with a small back yard. These homes in Altair will have some of the least density in Irvine...

Five Orange County cities ranked among nation's 20 wealthiest

I grew up in Fountain Valley, grade school/middle school/high school through the 1980s. I remember around 1984 or so, a female friend from school moved to Yorba Linda. I remember thinking: wow, that's way out on the edges of OC. Of course, it was relatively new then, and as kids, a 20-30 min...

    Landscape of small yard

Also, I think that the widely quoted 10% of purchase price should be spent on landscape is a good rule of thumb, which would place most current homes in Irvine above the $50K threshold you quote above. It's ridiculous that some people spend more than $1,000,000 to buy their homes and then go to...

    Landscape of small yard

Not sure if they do all the Toll Brothers models or some, but it's as if Toll Brothers told the company: "Come up with the most outrageous over-the-top design possible. Practicality or usefulness doesn't matter, just make it a wow!" Seriously, looking at the landscape for some of the Hidden...

    Phase 1 or bust?

The realtor is lying in the description of the property. It is not the largest in the community. This lot is indeed 8065 sq feet as per the developer. However, there is a lot in the community that is 8670 sq feet (corner of Cunningham and Forbes) and another lot on Cunningham that is 8354 sq...

    Landscape of small yard

Yes, most landscape CONTRACTORS will do exactly what you describe: pave it over with a few foot perimeter for plants. I'd argue that a small yard is even more reason to get an ARCHITECT. They will maximize use of your space and give you that "bang" appearance that you wouldn't get for a small...

    Retail Openings and Closures

Are you walking from PS to WTC?! 20 minutes?! When I'm blessed by the traffic lights, it's less than 5 minutes. If I'm not blessed by the traffic light gods, it's a few minutes more. 20 min is a bit of an exaggeration.
