    Toll Brothers Customer Service

I'm considering buying a new home from Toll Bros outside of OC and want to know what their customer care is like? Top notch like the New Home Company? (My current Irvine home is from The New Home Company and really can't complain about any of their after-sale warranty replies/fixes.)

    Landscaping cost

General rough guide is that you should spend about 10% of the price of your home on landscaping. If you're not spending that much, you're not doing your home justice. I live in a (new at the time) community where the minimum cost of a new home was $1,000,000. One of the homes looks like they...

    Luna Grill at the Marketplace

Anyone know if Luna Grill has opened yet at the Marketplace. It seems like it's been pending for quite a long time.

    Bell Tower Barber Shop

Well, smokeyfingers is gone, the only guy who knew how to do a fade there. A few weeks back, I went in for my regular fade. He wasn't there. I asked if he was on vacation or if he just had the day off. They said he went on vacation. Great, when will he be back, I asked. They said "we're not...

Disneyland, Disney California Adventure increase one-day ticket and annual-pass

Somewhat surprised they raised prices. It'd certainly been quite a bit of time, a bit over a year (last time they raised was Oct 2015). This, in addition to offering 13 months for the price of 12, implied they were a bit hurting for pass renewals. But, I guess not.

Any Landscape Architect recommendations out there?

I used Studio H and was very happy with my results (not the contractor we used though). As far as I know, that contractor is no longer working. I'm glad you're going the landscape architect route. It's well worth the additional costs. It's rather obvious in my community the few homes who chose...

What's coming in orchard hills shopping center?

Haven't been there in a while now that Ugly Pie is gone. That center seems to be hurting. Surprising, given that it's surrounded by wealth. Peet's is the best thing there right now.

    Retail Openings and Closures

Michael's coming to Woodbury Town Center. Great, another store that's super convenient for me but I'll only be going to once a year.

Two-car crash leaves man critically injured, mother and child hurt in Irvine

Don't know for a fact if it was road rage (I've heard yes, it was), but I can confirm that the truck drove through the exit side of Lambert Ranch Road, did a U-turn at the guard house, drove the wrong way through the guest arm-gate (breaking it), and drove out the entry way of Lambert Ranch...

    Lambert Ranch: PS

Not sure if Funkie is at all familiar with LR. The old Lambert family home in the center of the community is a non-issue. It's not visible and you have to drive up a private driveway if you want to see it. He "thinks" the residents are paying for MR in other ways. What other ways? The New...

    pool and landscaping costs

Most architects will meet with you, you can bounce ideas off them or they can give you ideas what you can do with the space, and give you a very rough estimate at how much you'd be looking to spend before you agree to hire them and have them draw up detailed plans. Again, I'm a big fan of going...

    pool and landscaping costs

Assuming you're also landscaping front, and assuming you do it properly with a landscape architect (which I highly highly highly recommend) you're looking at 150K, at least. We planned for 120K and it went above 150K. As a general rule, plan for about 10% of the cost of the home as your...

Why are there so many stoplights on sand canyon?

I don't mind Portola so much because (1) long-term plans which I don't think will ever occur are to have the two ends match up at some time in the future and (2) the high school is in the Portola area which makes it a reasonable name. I don't think they will ever connect the two ends of Portola...

Why are there so many stoplights on sand canyon?

Well, they renamed part of Trabuco Road (east of Sand Canyon) Great Park Blvd. So now Trabuco Road exists between Culver and Sand Canyon, disappears completely and suddenly becomes Great Park Blvd, and then reappears as the continuation of Irvine Blvd in Lake Forest. Ugh.

    Bell Tower Barber Shop

I actually like the smoky fingers guy in the first chair (although I think he's moved to another station in the past few weeks). He's the only one who knows how to do a proper fade with a shave on the sides. When I say shave I mean shave, not a zero blade. I hate the smell of cigarette smoke but...

Coral Crest - TNHC - Crystal Cove

Certainly the buyers aren't telling them... they sold out Phases 1 and 2 even before the model opening.

Why are there so many stoplights on sand canyon?

I regularly drive from Portola down to the 5 via Sand Canyon. I have yet to see any regularity in synching. I think it's more random luck.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Standard cabinets are usually cheap but offered in at least a couple finishes, painted white vs brown. I personally don't have an affinity for white kitchens, but this is one situation where picking white would've been preferable.
