    Something to consider. The Marquee towers down the street have a large percentage of units for re-sale or lease. If these 3 buildings are similar which I assume they are, your lender may require a larger down payment or have an appraisal review which may cut the appraisal value of the property.

    That's why its humorous. During the boom when people were outbidding one another this was common paractice to entice higher bidding. No one today will even consider the top price, they will start their lowball offer from the lower number.

    If you do this I recommend you make sure the loan has a monthly recast feature. That way as you make principal payments or extra principal reduction payments, the loan will recast and recalculate your new interest payment based on the new lower principal balance.

    Most condos in HB are on land lease, so you must factor that in as well. The townhomes on PCH however are not and are 900k to 1million.
