Aquabliss I assume that your loan is a jumbo loan (or are you richer than I thought).  Cash Calls Jumbo mortgage rates are higher right?.  Did you try PS9's lady or Soylent Green?

Awesome views. Nicely decorated models.  Small backyard but because of the layout, the wall is not up against your face like Capella, nicely done.  Outdoor Kitchen was a nice feature and backyards were also well done.  Interior of Varenna is however much smaller than Capella and quite inferior...

For the record, I didn't say that Capella Lots cost $800k.  I only said that according to property tax records for a Cappella House the value of the land is listed as $800K.  May be some one in land development can comment on the how the pre-developed land prices compare to the finished lots.

I agree that the land price seems good for that location.  I don't know how the finish land values compare to the ungraded lot but I pulled up tax records for a Trevi House and a Capella lot both backing to the Avacados.  The Trevi land basis was 1.45 million and the Capella land basis was...

Both 113 and 121 looks great.  Hardwood floor color on 113 could have been more contemporary.  Both backyards are awesome.  It's a shame that the owners are not able to live in them longer and enjoy life

Mmn!! I was trying to point out that you would get a better rate if it is a Jumbo Loan (i.e: you wouldn't put additional money but rater not put as much to keep the loan as Jumbo, you can always pay the Principal down right after closing)

Per previous threads you can get a better rate if it is a Jumbo Loan

If the interest rate is lower and is being done at no-cost then it obviously makes sense, you just have to make sure you pay slightly more than your new payment
