oh, so the MLS actually shows 'sales'? I've seen a fair amount of properties that were short sales, then I've seen some trasnfer of ownerships. I guess I assumed some of those listed 'sales' were things listed as short sales that didn't sell, and were later foreclosed upon. Otherwise...

How do you know its a sale and not just transfer of ownership? (such as a house going back to the bank?) Thanks for this great resource!

I'd say it depends on how many belts. If you figure 7 or 8 belts to black belt, 80-100 bucks is reasonable. If your talking 20 or so belts with all kinds of stripes and do-dads then yeah, you are getting ripped off. Think of it this way though, how many karate/tkd/jujitsu studio owners do...
