quartz is manufactured.  you can get a consistent look and huge slabs.  granite is real stone so patterns will be natural and inconsistent.  some like one, some like the other.  both are durable, stain/scratch resistant if sealed. quartz is more 'in' nowadays than granite as people like cleaner...

the 'office' downstairs would need to be at least a bedroom with a bath to make that floorplan decent.

honestly given that the vistas still have to be built out, the area near the toll roads (varenna, padova) and also the area directly above trevi/amelia still has to be built, i'd guess optimistically 5 years until the gates close.

anyone used a reliable contractor to add some additional cabinets?  they would have to do some matching to our current ones.  i have an area by the dining that i would like to add some for storage with glass shelves, a countertop, and add a a wine cooler and drink fridge.  didn't see too many...

not everything is about ROI.  i think most who put in a pool realizes it's not a good 'investment.'  if i wanted to flip my home in 2 years, yeah a pool would not be a good idea.  but i don't. i want my kids and my wife to be able to have a place to relax and swim on off days without 15 stupid...
