TB's fiscal year ends at end of October. Their next quarter is end of January. They might be acting ahead of time, as Dec and Jan are the two coldest months for housing market.

I see. People want side yard mainly for privacy reason. For a deep backyard without side yard, homeowner sacrifices privacy but gain more effective and flexible use of the space. It is a trade off.
It has a unique selling point of being just cross street from a future retail plaza which is long desired by GP residents. I know not everyone wants to live too close to retails, but some other may be willing to pay a premium for it. Just my two cents and I am not a realtor.
