    I see. People want side yard mainly for privacy reason. For a deep backyard without side yard, homeowner sacrifices privacy but gain more effective and flexible use of the space. It is a trade off.

    It has a unique selling point of being just cross street from a future retail plaza which is long desired by GP residents. I know not everyone wants to live too close to retails, but some other may be willing to pay a premium for it. Just my two cents and I am not a realtor.
