    Got word from escrow earlier this afternoon that the transaction closed. The final sales price was $1,710,000 or $110,000 above the asking price and $210,000 above the highest Plan 3 model match closing. Congrats to both the buyer and seller.

    It's the best lot in the Knolls tract and probably the home upgraded home in the tract. That being said, we got a total of 3 offers and we sent out the best & final counters earlier this morning.

    Remember that single story homes trade around 15%-20% higher on a price per square foot basis as compared to 2-story homes.

    There's a new place that I found on Instagram that has good BBQ, including Beef Ribs. JW Hayes BBQ in Newport Beach which is in a liquor store right off the 73. They are only open on Saturdays and beats going down to SJC for Heritage BBQ.

    SunPower is just as expensive as SunRun. I got the same size system as CalBear (9.6kW for $25k and only $17.5k after the 30% tax rebate).
