    Irvine prices dropped about 20-25% from the pre-Great Recession bubble levels to the double bottom in 2009 and 2011. Attached condos were down 25-30% while SFR homes were down 15-20%.

    It'll go a lot lower, it's only a 3-bedroom home and the market has slowed a lot for homes in OC outside of Irvine and the coastal areas.

    The main problem for my buyers with Luna Park is that the homes are zoned to the Saddleback School District so you pay Irvine prices and don't get the Irvine schools.

    The Mello Roos on this condo is about $1,500 per year. It is zoned to Santa Ana schools but the people that buy these condo in the airport area aren't looking to buy because of the schools (other than maybe buying it for their child who is or will be going to UCI).
