    Taylor Morrison Site is up - Palermo.  Price starts $1.3mms (probably high $1.3), but the yards are pretty tiny.  Ones on the Leafy Pass and bottom corner lots has some good size yards.  Everything else is pretty damn tight like Sardines/Capella.  Expected grand opening May 2020. ...

    Is that the view lot?  How good of a view (full or partial?)  $549 is the base price.  At all in with customization/upgrades and backyard landscaping, it will be closer to $600/sqft or close to $2mm for 3,200 sqft home with <4,700 sqft lot.  I won't really call that a bargain.

    That particular buyer is relocating within Grove.  I think they just over customized and too close to toll.  Most of Vicenza currently sells for <$2mm on all the comps.  That looks like the fair market value.

    I think iPac = high $1.6s/low $1.7s to $1.8s.  Good comp is Ravello, but I think the prices there have elevation and view premiums so this ones might be priced slightly lower? I say higher premium then Genoa KB, but slightly lower then Ravello per sqft. Shea = Yeah, probably starting high $1.9s...

    Aren't those similar in size to Pavoda?  If so, the lower size floor plan will start around mid to high $1.4s and larger size floor plan upto low $1.6s.

    I am more sick of broken gates every other day, cars tail gating through, and giving instructions to guests/vendors to find me in keypad and dial etc to give them access. I agree that they won?t stop planned violence but having a guard will give extra set of eyes for security, reduce traffic...

    For me personally, I definitely prefer a guard.  I hate telling guests the instructions to find my name, call me, and allow each guests access via phone or dial in before to give them access.  I just give out the Access codes to every guests because it's such a hastle to explain and they don't...

    Oh wow.  Bought at $2mm in 2016 and unloaded for $1.6mm in 2019 which is lower then 2015 sold price of $1.7mm.  Large homes seem like bad investments unless you just want to enjoy living the lifestyle.

    Guard during Night to Early Morning.  They will have no guard during the Model Home hours which is typically from 9:00 a.m./10:00 a.m. to 5:00/6:00 p.m.
