I don't think it's particular to Ellwood.  If you look at the resales for the other new builds in the $1mm+, they mostly move pretty slow eventhough the new development was a hot ticket item (i.e. Hidden Canyon, Baker Ranch, OH, SG, and CV products).  People sure love that new smell although...

This is very common occurrence.  In fact, it's way too common, getting worse, and abused by either the owner or the realtor.  There should be some types of penalties to the listing realtor for inflating the square footage and not verifying the accuracy of the livable space which is misleading to...
