    Yeah, upon retrospect, as I look at the proposed PS map in one of the earlier threads, it looks like that road is just going to feed up to the other areas of PS5 as it builds out.

    I think what separates Irvine from these other places is that Irvine still has a ton of land to build on (in comparison, at least).  This helps "moderate" home price increases.  It also makes it a good future investment, as eventually, land will run out to build on.

    It looks like Portola Springs road is being extended beyond where it currently stops, and I think it'll eventually hook up with Portola Parkway when it's extended, but I'm not positive on that one.  So for now, you are correct - that is the only way into the enclave currently.

    It's off of Modjeska and Portola Springs road (not parkway).  It's on the hill that overlooks PS3.

    Yeah, considering the price point of these homes, that's a pretty decent amount of homes that have been sold.

    Maybe a plant here or there.  :P I didn't track Altair very closely, but I think these plans were selling for around 1.55-1.6mil or so when they started coming out.

    PS5 is where they are building Elderberry, Legado extension, and Juniper.  It's on a hill that overlooks PS3.

    To be fair, a new Vivo home is selling for roughly that amount for the base price.  So I guess it's all relative...

    It definitely has that advantage, but I think both OH3 and PS5 offer the same benefits of not being dense / no attached products (in terms of new communities/neighborhoods).

    Probably all about marketing I guess, haha. That said, if PS5b/c ends up being gated/SFH, and if Irvine Pacific builds out there as was mentioned earlier, it has potential for more growth. Also, if Portola High School becomes the new *IT* school, that'll be a factor as well.

    Yeah, I agree.  I think OH's location is a bit better, but not so decisively so as to justify the significant price difference.  But as USC said, a lot of that has to do with marketing and perception.
