Yeah I agree, no compromises - go get exactly what you want.

Is it a good time to buy in Irvine: May-Sep 2018

It?s active again (no longer pending), so it looks like you have another chance!  ;)

    $2M Home

I agree with the above.  Prairie looks like the best of the 3, but maybe you could also wait for a LR home too.

Is it a good time to buy in Irvine: May-Sep 2018

I didn?t realize Portola Springs got kicked out of Irvine  :P

March Home Prices Up 8.9% nationwide, biggest increase in four years

Anytime I think about how expensive RE is becoming here, I think to those other areas and realize it could be worse, haha.  All the new home inventory down here actually helps prices from spiraling out of control. 1 mil in SF buys you maybe 1000 sq ft.  Maybe.  And it's likely a fairly old home...

Newer Irvine listings with crazy WTF asking prices from equity sellers

The owners of this property are apparently huge Aaron Rodgers / GB Packers fans, as he is on the TV and also has a giant portrait in the office.. haha.

New Listing - Brio Plan 2 condo @ Beacon Park (281 Follyhatch)

Great job Martin!!  Closing homes left and right.  Impressive how quickly you list and sell them man.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Think 689k was for the plan 3 without the 3rd floor.  The one with it was 750k.  Nevertheless, a quick profit for sure if they can get asking.

    Barcelona at Los Olivos Village

They are building an elementary school right across from the village.  So it?ll eventually be that school, not Alderwood.

    Legado at Portola Springs III

Yeah, that?s a great point.  Traditionally people tend to prefer to live in the hills and away from the main streets, etc.  But based on some of the sales here, perhaps that is not the case.

    Barcelona at Los Olivos Village

Yeah, this is true, but it does seem to be in close proximity to a lot of things, too.  It'll be gated and they'll actually have an elementary school built there, too. Given its location (west of the 405), I'm guessing they'll sell quite well.

    Barcelona at Los Olivos Village

It's the intersection of Bake and Irvine Center Drive.  Some have said the location is better than that of Laguna Altura.

    Legado at Portola Springs III

Definitely less.  Barcelona has a great location and will be developed by TIC?s builder (IPac). This isn?t an apples to apples comparison though, as it?s likely the starting price for these homes will be 1.3million, maybe even a little more. I think this is about 250k more expensive than any...

    Legado at Portola Springs III

What do you mean by incentives?  I don't think many builders are offering incentives in this current market. Given that this is a Legado thread, do you know if Legado is offering any incentives?

    Delano at Eastwood

Is that what the plan 1 is selling for now?  I actually thought Petaluma was sold out, except for the models.

218 homes to be built this summer on the old Tustin Marine base

It?ll be interesting to see what happens if Portola High becomes the new ?IT? school.  I have heard great things so far.

Interestingly, the plan 2 of the Tristana community just closed for basically the same price as the listed CVE resale: https://www.redfin.com/CA/Irvine/Undisclosed-address-92618/home/144029432

    Legado at Portola Springs III

Yeah, I believe Talise is an exact replica of Trellis Court. For what it?s worth, Legado?s sales seem to be faster (releases are every 4-6 weeks it appears), where I think Talise has had 2 releases in total since opening in the beginning of December.
