Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

I love those old Philly style houses with the super tall ceiling and windows like Rittenhouse area. I am also from a major East Coast city where "prewar" (i.e. before WWII) construction is considered the good stuff, and also much more sound proof (none of this wood frame construction here)

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

I agree it could use cosmetic upgrades, but dude, how hard is it to switch out counters? I don't understand the obsession in California with brand new construction in general. My spouse, a Californian, who has never lived in "used housing", as they put it, insisted on buying brand new...

Advice for couple shopping in the 525-600k price range? (Irvine/Tustin Ranch)

https://www.redfin.com/CA/Irvine/103-Terra-Bella-92602/home/5757455 How about this one? It seems to check all your boxes (including budget and relatively newer) and is also closer to Tustin Ranch than the new developments in Portola/Great Park. Could use some cosmetic updates, but probably not...

Question for anyone living in Petaluma/Marin/San Mateo/Marigold/Vivo etc.

older neighborhoods, definitely. Turtle Rock old Westpark (1) Woodbridge Camino Real certain parts of Northwood Pointe have big lots. don't know what your budget is. Turtle rock is at a stage where it is starting to get tear down/ custom rebuilds, so you can look for a new build in an old...

When would be next housing Bottom?

Hey, I?m in the target demographic (Asian and young) Guess what, we like to eat all kinds of food, including non Asian food too! I would find it sad if I had to drive out of Irvine to get ?traditional? American food or other kinds of ethnic foods. If that day comes, and Irvine is really like...

When would be next housing Bottom?

Irvine has a central location and convenience factor as a major job center that can not be beat for everyday life. Realistically, how often do you go to the beach? Do you want to deal with the AirBnBs and beach going traffic everyday getting to and from your house?

New Listing - Turnkey Park Estates home in Long Beach (1590 Ramillo Ave)

Its nice to see tract homes become more unique over time as owners remodel/expand in the older OC cities.  But you have to have the land to do it. Just look at East Side Costa Mesa values! Nowadays, the new Irvine homes look so cookie cutter, but they may develop more character over time--but I...

    Housing Analysis

now, prices will have to be supported by what domestic buyers can afford (fall in line with incomes) I think that's better for Irvine as a community, even though it doesn't do me any good as a homeowner. You should see the bloodbath in the mansion market in Arcadia.  >:D schadenfreude

    TUSD at Orchard Hills

True, you definitely don't need to go to a prestigious school to make a lot of money. But success is not only defined by making money.  Depends on what you value.  I know people who have Ivy degrees who chose a path in life that does not necessarily make a lot of money, but they are making...

    TUSD at Orchard Hills

on a per hour basis, I think licensed trades like plumber/electrician/HVAC makes more than doctors. Why bother killing yourself to go to medschool and end up with all that debt, all that liability?

    TUSD at Orchard Hills

The IUSD/TUSD schools in that area are very similar. Honestly, I don't think its going to make that much of a difference for your kids whether they are in one or the other. You should go off which house/location you like better. I will post a comparison of the IUSD schools zoned for the...

School for 145IQ 1st Grader in Irvine/Surrounding Cities?

Tustin Memorial Academy has immersion gifted program (APL/GATE) starting in first grade I believe. Self contained all gifted classroom as opposed to pull out clusters of GATE kids in a regular classroom setting. It is a lottery process to get in, and you must be a resident in the Tustin...

Area between Furrow St. and Bella Vista in OH

its annoying if both parents work, because you have to find camps/child care that don't correspond to the bulk of summer/break schedules. some people like it because it means that they can take family vacations during off peak seasons. also if you have more than one kid at different schools...

Area between Furrow St. and Bella Vista in OH

Its not necessarily even avoiding specific Asian immigrant thing either.  I would think twice about sending my kids to any school that was very concentrated monoculture of any type.

Area between Furrow St. and Bella Vista in OH

I think the argument for diversity is not so much a racial thing (because of course, there are americanized immigrants of all racial backgrounds), but perhaps trying to avoid a school where there is a very heavy concentration of recent immigrants from only one or two countries. Once you get a...

Area between Furrow St. and Bella Vista in OH

To get more diversity you need to branch into different areas alltogether. I suggest Anaheim Hills, Yorba Linda, North Tustin, Villa Park, Lake Forest and points south as alternatives, which all have pretty decent quality public schools as far as Greatschools/Niche rankings go.

Area between Furrow St. and Bella Vista in OH

This is a picture of the boy's basketball team. I don't think you can expect it to necessarily mirror the overall makeup of the school. Why don't we compare a picture of the Northwood High orchestra?
