isn't central park west being converted to rentals? There were lots of townhouses there as well as the high rise condo there and it is walking distance to watermarke.

[IHB] Does the Irvine school system add value to local houses?

really? This is really interesting given the average standardized scores and gpa of the average entering student is so much higher than the stats for the entering class of "non-elite" schools. For a non-deterministic factor, the correlations to entry seem on the surface very high. While they...

[IHB] Does the Irvine school system add value to local houses?

there was an interesting study someone showed for Piedmont vs. Oakland in northern cali. Literally, on the same street, one side of the street was 500k more for the same house. The difference was that street was the borderline of going to Oakland USD vs Piedmont. They did an analysis and the...

    Shadow Inventory

Where would the bank's loses come from? From their HELOC and 2nd portfolio? From put backs? The majority of the mortgages themselves are owned by GSE or investors aren't they?

Operation Twist and Fed reinvestment into Mortgage Backed Securities.

I did notice that downgrade too...TBTF is apparently less important now. On their net margins, if they are selling most of their mortgages off, what difference it make? If WFC originates (earns 1%) and services (earns 50 bps) but sells 100% off, it sounds like an awfully profitable business if...

Operation Twist and Fed reinvestment into Mortgage Backed Securities.

Is it true that WFC is largest originator? Does WFC have most to gain from massive refi? it seems like all the financials are getting crushed as their profitability are hurt from the flatter yield curve, but WFC seems to be outperforming the broader financials.

Operation Twist and Fed reinvestment into Mortgage Backed Securities.

SGIP, A little tangential, but what do you think will happen to all the mortgage reits who borrow short term to buy long term MBS and lever up? Are they going to get crushed?

Who can truly afford a home in Irvine?

Amt reverses at some point and it is better for the IRS to calculate using the normal tax code. If you make enough, even after allowing for interest deductions and alike, they still take more than the amt calc.

Observations from the front lines of the Irvine housing market?

at the current rate difference of about 125, the after tax delta ends up being 81 basis points delta in rate for first 5 years. (assuming 35% combined marginal rate) After that, who knows. Totally understand the argument about not living in same home for more than 5 to 7 years on average but...

    Central Park West thoughts?

I would vote for AZ. willing to say anything to win an argument. Then when someone corners him, just talks about something completely unrelated or zombies.  PR is cocky but he doesn't call everyone who disagrees with him idiots. What do you think IHO? Since you seem to tangle with both az/indie...

    Central Park West thoughts?

Curious USCT, what makes the US similar to Japan in the 1990s? Other than having a massive asset bubble that burst, are their demographics, cultures, current accounts, savings rates or political systems similar enough that the conditions are present for a similar outcome? Is the US's federal...

IHB: Hedonic Wednesdays - Irvine condos cost to own vs. rent

another interesting factor they didn't include was the changes in marginal tax rate. As that changes, the net "cost" of ownership would change. If you recall in the 80's, every doctor was buying commercial real estate because the depreciation and interest were deductible from their regular...

Who can truly afford a home in Irvine?

You are probably correct. But hopefully, the kind of degreed professionals with 250k and 350k, will earn more than 150k after a few years under their belt. Or that along with that higher earner, the spouse earns a decent living too. 60k to 80k? The down payment is different a tricky part...but...

    What do you guys think?

If there are 10 people who want to buy and can afford the existing 10 houses.  If there are now 10 more people who make the exact same amount, but still only 10 houses, then the price of those 10 houses would be higher than before. Per person, the income hasn't gone up. But there are still more...
