    APAAS - worth it?

We stopped mid application. Don't think our kid is a good fit/not motivated enough and 2 drop offs is impossible for us.  The quality/quantity varies at different APAAS locations so you'll hear different accounts of work volume. Several friends had/have/will have their kids in APAAS.  One kid...

Where will the veteran cemetery be built?

The city website shows a current picture.https://legacy.cityofirvine.org/civica/filebank/blobdload.asp?BlobID=32048 I'm sure it'll take forever to build with all the in fighting. They should've just built it at the strawberry fields.

Own rental property? Your thoughts on how this could impact you:

UCLA's dental school website adds $28k per year (called Professional Degree Supplementation Tuition) in addition to the $19k University Tuition. https://dentistry.ucla.edu/academics-admissions/dds-program/tuition Adding up all the various costs is over $300k for 4 years. So that particular...

    Pool installation?

+1 Following. Installing a pool as well.  Questions if anybody knows: We're getting Pentair equipment through the contractor. Good/bad?  Thoughts on oversizing/double the pool heater for quicker heating?  I heard it's usually a day to heat it up (depending on pool size). Ours will be about...

Buyers looking for Altair houses only

I think Dr. CA mentioned the GP home prices are slightly lower per sq ft?  Doesn't this shrink the delta a little bit? E.g. Orchard Hills effective tax rate is 1.4.  GP is 1.8.  With some kind of per sq ft difference, are we talking a delta of maybe .3%? Still a chunk of change for many folks...

    Request for realtor review

No input on Cindy or KW but I would vouch for USC. We worked with him for 3 purchases, 2 sales. PS home sold in 3 weeks, Altair home sold in 2 weeks. He's local so prices well. I argue initial listing price is huge. Some agents promise unrealistic pricing, home sits for months, occupants deal...

    Solar Buyout

Any advantage to buying out the solar system during escrow versus later?  Builder is Lennar. Fine print says they use a third party appraiser to determine market rate for the panel size. Not sure if there's an appraisal fee or who pays it. Our last Lennar home the buyout was $18k, 3 years...

    Padova in Orchard Hills

What would you say is a minimum lot for a pool?  Assuming a box shape, not one of those random ones split by a weird house angle.

How low can we go? 30 yr fixed at 3.75% with no fees...

I'm currently refinancing a 7/1 Jumbo ARM into another 7/1 with US Bank. Very few lenders interested in Jumbos. There was only one other option I found and they required LTV 60% as well.
