    This goes back to earlier posts...but the project can only be saved by the bank taking it over selling it at a loss to a new developer that can sell them for a profit for 30% less. This is how it worked in early 90's, this is how it still works.

    My dad bought in the lows of '96 and sold in 2004. You don't have to sell at the highest or buy at the lowest of low to make money. Yeah, it's all about timing, and not panicking for a few small years...this sh*t is cyclic.

    Right now you can could get $2800-3100 for a plan F. Irvine corp has equivalent apartments for $3000-3200k over here in The Village. They have zero problems filling them.

    In this generation, it's not race that makes people move, it's crime and neighborhood deterioration. That's one great thing about HOA's. Irvine will never have a slum due to the fact there will always be a group of old bittys keeping things in order.
