    Rental Market in Irvine

Based on what you said and compressed-village mentioned, I have been trying to lean towards looking at communities the older areas to rent and then maybe eventually to buy. This way I can keep the costs down instead of the new developments. Would love to be in the newer areas but cost and...

    Rental Market in Irvine

I wanted to buy in the next few years but renting makes the most sense at the moment. I could squeeze it together sooner but it would be a pain. Everything I've read is pointing to inventory in my range under $1m to be more limited overall then ever before (why?). How does that look in the next...

    Rental Market in Irvine

Can anyone comment on the current rental market for 3 and 4 bed SFR this spring with regard to finding a place and rental costs I should expect in Irvine? With a family of 4, I'm thinking about buying but gotta rent again.

    Strongest seller's market ever!!

I got an email from Redfin for April 'Market Trends' saying median list price for 92604 was $823,500 up 4.7% from March when it was $786,450. Also saying price per sqft was $443 up 0.7% from March as well. Seems that these property buyers must have gotten a pretty good deal, though maybe not the...

    Strongest seller's market ever!!

house next door almost the same sq etc sold for $934k in April seems like a large difference but maybe you're right since it was sold at 447 sqft but this property in the ranch sold for 566 sq ft earlier this year. https://www.redfin.com/CA/Irvine/15082-Talley-St-92604/home/4682372

    Strongest seller's market ever!!

Doesn't that depend though on price appreciation. Bay Area/SV limited space to build and prices have continued to appreciate but that is because demand is so high AND every other 20 year old is cashing a large check an stock options from google, facebook, etc. Not sure if Irvine can compete with...

Irvine to consider committing $40 million toward veterans cemetery at Great Park

If they actually put the cemetery in Great Park does this mean homeowner and maybe they folks in yellow fever's photo will sell and move elsewhere in Irvine? This may raise the prices elsewhere and lower them in Great Park?

    Strongest seller's market ever!!

I read that condos are now the hot item because people are getting priced out of SFR, why would anyone sell a home in Irvine unless they skyballed the price? Prices appear to be going up even if they kept pace with inflation, not many things are keep pace with inflation.

    Strongest seller's market ever!!

To clarify are you saying folks are buying new homes over resale because of pricing being similar? Also resale for detached homes is the demand highest below 1 million?

    Strongest seller's market ever!!

Are you saying that after the new homes get built in Irvine that will put a cap on supply and therefore prices for homes will continue to go up? It seems prices have really increase over the past 20 years and I'm not sure how prices can really increase that much more. Can prices even increase in...

Rental Property in Irvine, slam dunk?

USC Trojan you mentioned 3bd/2bath is a sweet spot, how do you see 4bd/2+bath comparing to them with regard to valuations and rental income?  Like the same proportional changes over the long term? Also seems at this price range income returns are pretty low, must be built in appreciation...

needs to be asked every year...what are the indications for 2017?

I appreciate the responses! Also but its seems there literally is no inventory in these areas, is that the general trend? I think to narrow it down we want to try and be in between 405 and 5 and would prefer to stick between 750-900 not sure if that would change things? I really want to focus...

needs to be asked every year...what are the indications for 2017?

Speaking of 2017. My family and I are thinking of moving to Irvine in the next few months. I know I've read alot about the new developments but what about the older homes? It seems they often have very low HOA/no HOA, no MR either. We are looking for a 4bd home. We have heard alot about some of...
