I think places in my neighborhood are down about 15% from the very very peak.  It's hard to say because the super upgraded stuff fetched absurd prices and I mainly see investors trying to sell barebones stuff, but even stilll, maybe 10% is a conservative estimate.

That's a great floorplan.  I almost bought it in Portola Springs.  It's very similar to where I'm at in Lake Forest (Terraces) except I got the spiral staircase and all the dimensions are bigger. 

My townhouse I bought in 2009 for ~450k sold for $650k in 2007.  Now, I got it on a short sale and it was trashed at the time, so definitely not typical, but still at least one example of a pretty drastic crash.

If you want good pools come to  Baker Ranch.  A couple miles away and nicer pools that are much less crowded.

I'm mostly joking around, I think the thing that bothers me the most is lack of symmetry with one side of Irvine Blvd being coniferous trees and the other side being mediterranian trees... like...just looks weird, compared to say the Woodbury/Stonegate area or all of Woodbridge.
