    Work in office or remote?

My new gig has me back in Silicon Valley during the week so I haven’t yet been able to fully escape. We have a killer office at Santana Row with a view of the Santa Cruz Mountains. Everyone is BTO up here. All my customers are here so I need to be here. Being away during the week sucks but the...

CB - I did 2 transactions recently with Martin and he nailed what my house would sell for even though he had zero knowledge of the San Jose market, and we were in escrow within 10 days of listing. You may be better off waiting until next March, prime time, but there is no way mortgage rates drop...

    Why hasn’t this sold

By old I mean old housing stock - like much of the San Fernando Valley, homes built in the 50s and 60s. Very limited inventory with so many prop 13 sr citizens - same story in towns like Los Gatos and Los Altos and Palo Alto. Throw out any comparative rankings for MV and Uni - Bay area public...

Poll: Irvine Housing Prediction June 2024 to 2025

Should have waited - I could've bought in Coto! Especially as I'm looking at joining Coto CC. That said we're super happy to be south of the 5.

Night and day - how many F500 tech company HQs are withon a 20 mi radius of Cupertino compared to Irvine? Plus Cupertino is an old city with old housing stock whereas Irvine has oodles of inventory comparatively. Schools are great in both though Cupertino reputation is beyond even Irvine. This...

    Why hasn’t this sold

It's ridiculous to compare Cupertino to Irvine. Along with FCBs the Cupertino and Saratoga markets are driven by super high incomes with lots of RSU $$ from all the companies in the Bay area, especially that little spaceship campus down the street from this pad.

$50K price drop - knife catcher at this price. Pretty nice property and lot though. It will go lower.

Poll: Irvine Housing Prediction June 2024 to 2025

why would mortage rates come down when the MBS market has such juicy yield? Property used to be difficult to buy for most but Ownership Society and ZIRP and Fannie/Freddie changed that. I personally see a return to that era with very high prices making property unaffordable for the masses. For...

OMFG Olives Branch is insane - high end authentic Lebanese - even some red wines from the Bekaa Valley. And with Sol Agave in the same strip mall too. SJC actually is popping with restaurants - had awesome mexi the other night at El Maguey and there are several high end spots in the downtown...

Prop 19 ended up being a wash given tacking on the delta from SJC purchase price to LN purchase would be equivalent to the straight 1% prop 13 base of the LN pad, which in and of itself is saving me big $$ as all the bonds the idiot Dem voters pass up trhere had me at close to 1.5%. Only thing...

We have a place called Asian Kitchen walking distance from the house - sort of a smaller PF Changs. Excellent Kung Pao and a bar with draft beers and sports and I do see some Asian people there, whereas Jizake is almost all Japanese staff but white clientele (even a little RHOC'ish on a Friday...

The journey of OC2SV back to OC - with the aid of Martin

We decided early this year after 17 years in the Bay and 4 years prior in New England to return to South OC. We used Martin for the sale of our San Jose house and the purchase of our Laguna Niguel house. We did a mini-reno prior to sale - LVP throughout, new interior/exterior paint and some new...
