Ravello at Orchard Hills by New Home Co.

Stacked cabinets is a must for my wife. It boggles my mind that they upgraded some cabinets to glass door and didn't do stacked cabinets.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Is this a case of money laundering or bad investment? I find it difficult to believe, though, that anyone would try to flip in the current housing market. https://www.redfin.com/CA/Irvine/125-Halworth-92618/home/182274389 Previous seller listed at $2.38M and current seller bought at $2.4M...

Hard water at kitchen with new build?

I went with the upgrade option with IP and I believe they used Diamond. In my new home, I decided to go with LifeSource since water softener wastes too much water. For my Eastvale home, I went with EcoWater a long time ago.

Poll: Irvine Housing Prediction June 2024 to 2025

You'll lose that bet for sure. There's almost 100% chance that Sep cut will happen. The question is, is there going to be 2 or 3 cuts, not just 1? 2.6% is hardly elevated. The Fed's target is 2%, but they can't wait until it actually reaches 2%. It would be too late by then, just like it was...

Newer Irvine listings with crazy WTF asking prices from equity sellers

How are these homes selling at these ridiculous inflated prices when the market is slowing down? Something is fishy, especially the one that has same agent representing both buyer and seller. Someone needed to clean their money, I guess.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Yes, it's true that you can never time the market perfectly. Just like @Danimal mentioned, both times I was selling, it's past the peak and when the market goes from seller's market to buyer's market. It just really sucks seeing inferior Bluffs homes (tiny lots with barely any upgrades) getting...

Newer Irvine listings with crazy WTF asking prices from equity sellers

We were also going to interview their realtor, but he was the last one and my wife already decided to go with the realtor we talked to in the morning, who was the third one, and he was the fourth one in the afternoon. So my wife cancelled the appointment with him, at which point he told us he...

    New communities in Portola Springs

Well, 105 Sunnyslope is a Plan 2, with 4804 sq ft lot. Its view is nice, but still not as good as these ones. In comparison, lot 81 is a Plan 2, with 7012 sq ft lot, with slightly better view, is selling at $4.785M. Well, let's see if these new releases sell or not.

So PS has now officially hit $5M mark. It's a Cielo Plan 3 view lot, with 7701 sq ft lot.

My luck is just shit. The only consolation I take from this is that at least I will get to experience a bit of that "Irvine pain". Not A LOT like the sellers 6 months ago, just a little bit, but better than nothing. We started listing it, but timing may be bad since a lot of people are...

Neither does Mercury. My home insurance for the new Cielo home is $616 per year.

Luna Park in Great Park Neighborhood

PS price has gone up very drastically. At least, for resale, I think it has been peaked a couple months ago. Back in April, you wouldn't see listing past 2 weeks. Now there are many homes sitting on the market for more than 2 months. It could be because they're delusional, like several Olivewood...

Luna Park in Great Park Neighborhood

Well, it's $7-$8k more MR, and yes, it does matter. Buying a $2M+ home doesn't mean you don't care about money. Just ask @Danimal. He bought a $2M+ home and he wouldn't touch GP due to high MR. And because of the high MR, the appreciation of the homes in GP will always lag the rest of Irvine...

Luna Park in Great Park Neighborhood

I don't think that's likely considering Luna Park has been pushed to SVUSD. They probably had planned for all PS population from the beginning. On the other hand, another high school may be needed when OH4 is built out.

Luna Park in Great Park Neighborhood

I guess things have changed from a year ago. I mean, PS is becoming pricey now compared to a year ago. And, of course, it's getting crowded too, while retail hasn't improved.

Luna Park in Great Park Neighborhood

Isn't Cypress Village tiny attached condos? And GP is possibly the worst choice in Irvine due to extremely high MR.

Luna Park in Great Park Neighborhood

You must have visited Olivewood. :ROFLMAO: That's the most overpriced community, smaller homes with really tiny lots, a lot of them are between 3600 sq ft to 3800 sq ft. Azul is a little bit more reasonable. Cielo is the community with the biggest homes, but still priced below $3M, and it got...

Newer Irvine listings with crazy WTF asking prices from equity sellers

$11k MR on a 2800 sq ft home sounds about right for Great Park. If this one gets sold at listing price, property taxes will jump to ~$42k.

Luna Park in Great Park Neighborhood

The Sequoias are going to be out of her budget. These are Evergreen (Beechwood, Rosewood, and Sagewood), the biggest plans at the original Meadows, so I'm guessing starting price is going to be mid to high $2M.

Luna Park in Great Park Neighborhood

It's impossible for a community in GP to have $1000 MR. The reason GP pays much higher MR than the rest of Irvine is not because of IUSD, but access to GP itself. Since Luna Park is part of GP, MR will be much much higher than $1000. Guaranteed.
