Which reason would you consider NOT to buy the house?

Location is number one.  That will lead up to resale value.

    [Poll] Mini bubble deflating?

The funny thing is when I went to Orchid Hills Grove and talked to the sales reps.  They all mentioned that their lender (usually Wells Fargo), has a 10% down program.  I'm thinking to myself, "these houses are $1.6 - $1.8 million, how in the world are banks going to let you loan $1.4 mil on a...

What do you consider a big lot for new construction in Irvine?

4000 - 6000 sq ft lots are considered large.  This is for 3,000 to 4,000 sq ft homes.  Lots larger will cost you a lot more money.

Sales at The Groves in Orchard Hills slowing down?

I'm playing the waiting game.  I wanted to see what is going to happen come October when the Fed stops the bond buying program.  They claim it will have no affect on interest rates for a while, but I just don't see how that will be possible.  If rates shoot up 1% or more.  That will...

Private Estates at the Groves in Orchid Hills!!!

So this interesting bit of information was thrown out to a few builders to see if there were any interests.  This would be on the backside of the hill down the line, perhaps 5-7 years from now.  The stars are aligning. Currently there are 2 plots that aren't purchased by any of the builders yet...

Orchard Hills - Strada by Irvine Pacific

I agree with you.  Beckman scored high API than Northwood.  Then you got those people that will not consider anything else.  Unfortunately many of the Chinese with cash are those buyers.

If you are talking about Orchid Hills Grove (Gated Side), all of these houses fall under the Tustin Unified School District territory.  I have nothing against Beckman as it it rated a few points over Northwood High, but from a resale perspective, it doesn't help.  All houses at the Groves will...

Orchard Hills - Strada by Irvine Pacific

I went to visit this model earlier this week and it was okay to me.  Ceiling was pretty high considering the size.  Wife didn't like it and after I worked out the sqft price, I decided it was better to stick to the Groves side.  The only positive is that by next year, after 2 more phases, the...

    Quinterra at Portola Springs

For Plan 3, Lot 27 and Lot 4 are still available.  Not liking the shared driveway on either.  It is a pretty good value at around $350 sqft range.  Was considering this for a jump site to Orchid Hills Grove.  But I don't want to be stuck trying to resale when the time comes.

The KB plans are nice, according to the wife.  One nice thing about these homes is that they come with Sunpower solar panels standard. 1.5 kWhr system, nothing big, but these are very expensive panels and will last well over 30 years and produce power even after that period.  We were looking at...

Anyone think there will be a gated neighborhood in the Great Park Development?  Any information is appreciated.

Orchard Hills - Saviero by Taylor Morrison

The nice end lots with the longer driveways or larger side yards have a lot premium of $100,000.  Most lots, or should I say almost all of the lots has a $30,000 lot premium.  Even the Capella, the one we were looking at was $100,000 for a $1.4mil house.  I decided to go upmarket because at this...
