I think they are only giving deals on Plan 1, and it was not good, mostly just free upgrades.  Plan 3 which is Walnut has been selling really good for them.  Both Plan 2 and 3 are nice, but the Mello Roos is what is making me look elsewhere.

Orchard Hills lots are considered premium.  Eastwood seems to be on par with Stonegate depending how you view it.  Not sure there are going to be anymore developments like Orchard Hills, besides the other phases on the gated side behind the hills.  Not a fan of the Strada designs JMO.

Kids visited Nolan and loved it.  It was cozy like a hotel suite.  But the price was out of touch if you factored the Mello Roos.  It is for 45 years!!!  Surprisingly this was maybe one of two of the best selling neighborhoods in Beacon Park.

Anyone know how the Great Park will be destined for use?  Will the neighborhoods be paying a fee to use or is there a mandatory fee for residents?  Just curious if anyone can just come in and use the facility? 

4,894 Homes were approved for Phase 1. Currently I believe 5 Points is trying to get 4,606 Homes approved for Phase 2 that are south/west of Irvine Blvd.

So far from what I've seen on the plans, I couldn't make out any more additional pools/parks.  It looks like they will be adding a lot more houses, that is the reason why I shied away from the Groves.
