    The recession is coming

In 2010, condo prices did drop.  From $650k to $380k for a moment but stabilized at around $475k.  Right now, these condos are going for $550k to $630k.  Go figure. *These numbers are based on Northpark condos.

    Hidden Canyon in Irvine

When an adjustment happens to the market there will be a string of foreclosures.  I see if in every cycle regardless of which neighborhood.

Wasn't the MR based on the toxic cleanup?

Auburn at Stonegate by Richmond American

Congrats on your purchase LongIrvine.  BP is a very nice neighborhood.  Homebuying is very much an emotional experience and you are correct that it is not always a numbers game.

Auburn at Stonegate by Richmond American

Yes.  I've been waiting patiently and something is going to happen soon enough. You have to think "when I sell, how much will the next buyer pay?"  These are nearly the peak prices before the mortgage meltdown.  Are prices going to be $450 or even $500 a sqft?  When you buy think about how much...

Feds raising rates and home prices

Banks are not going to budge on the rates.  Only the buyer and seller will have to make the adjustments.  With all these housing developments going on.  Stonegate, Portola Springs 3, District 5 Great Park, Beacon Park, Eastwood Village, Cypress, Orchard Hills + North.  They are turning this...

    Belvedere at Eastwood

I don't live near an elementary school but from what I experience when dropping off kids is traffic every weekday at the same time.  I don't notice any problems litter or wear and tear on nearby landscaping.  There's also the school bell during the day and kids screaming on the playgrounds and...

    Juniper by Pulte (Beacon Park)

I think they are only giving deals on Plan 1, and it was not good, mostly just free upgrades.  Plan 3 which is Walnut has been selling really good for them.  Both Plan 2 and 3 are nice, but the Mello Roos is what is making me look elsewhere.

Auburn at Stonegate by Richmond American

Plan 4 is actually very nice.  All the bedrooms upstairs has its own balcony.  As for Plan 2X - There are going to be 14 of them.  Which is the majority of the Plan 2. The model they will have is currently listed as a Plan 2 which is a bummer.  However they did put a side note saying they might...

Orchard Hills - Strada by Irvine Pacific

Orchard Hills lots are considered premium.  Eastwood seems to be on par with Stonegate depending how you view it.  Not sure there are going to be anymore developments like Orchard Hills, besides the other phases on the gated side behind the hills.  Not a fan of the Strada designs JMO.

Ellwood by Richmond American at Beacon Park

Kids visited Nolan and loved it.  It was cozy like a hotel suite.  But the price was out of touch if you factored the Mello Roos.  It is for 45 years!!!  Surprisingly this was maybe one of two of the best selling neighborhoods in Beacon Park.

    Orchard Hills North

Might as well buy 2 houses and join them together.

Neighborhood 3, which will be a smaller community and will be on the Irvine School District boundary.  I don't mind TUSD, but when purchasing a house, I see it as an investment.  Everything counts. It does suck for students living in Orchid Hills that have to go to Beckman when Northwood is just...

Eastwood Village (Planning Area 5B) coming 2017

The ones I looked at was Rosemist and Melrose.  They look like nice houses.  I am actually considering getting Melrose Plan 2, if the upcoming recession doesn't happen in Oct/Nov.

router and modem in master closet

Correct me if I am wrong, but the hub in the master closet is where you have access to all of the cat5e which is for telecom and data ports.  The phone cables should be in the same hub box.  All of my houses has been this way.  This way you can setup repeaters anywhere you want in the house via...

    Great Park Neighborhoods

Anyone know how the Great Park will be destined for use?  Will the neighborhoods be paying a fee to use or is there a mandatory fee for residents?  Just curious if anyone can just come in and use the facility?

    Great Park Neighborhoods

4,894 Homes were approved for Phase 1. Currently I believe 5 Points is trying to get 4,606 Homes approved for Phase 2 that are south/west of Irvine Blvd.

Eastwood Village (Planning Area 5B) coming 2017

So far from what I've seen on the plans, I couldn't make out any more additional pools/parks.  It looks like they will be adding a lot more houses, that is the reason why I shied away from the Groves.

When I was younger. 10 years ago.  I used to loathe HOAs.  I now feel HOAs does have an overall benefit to upkeep the neighborhood and keeping the process more civil.  There is always a trade off with your freedom and right to your real estate to preserve order.  It does not discriminate against...
