Going through new build construction.  Contract says that buyer can choose any escrow and title company.  Are there particular ones you would recommend or are they all pretty much the same?

Very surprised that Shea would share that information with you.  Number of buyers that they had to call. I heard people on the list asking what number they are on the priority list, after they were called, and Shea still would not divulge their exact number.

Maybe Cetara is newer but when I went, there were tons of people.  Genoa is like a ghost town, big lots or not.

Do all builders expect you to make a decision the minute they call you for phase release AND expect the earnest deposit the SAME DAY?  Or is that just how Shea pushes?  I?m curious if Toll Brothers or Lennar or Tri Pointe work the same way?  A home is a big purchase so they should allow you to...

If you had to estimate, what would you guess the builder increase the prices by per phase?

What do you think the first few view lots will start around? Any chance you guys think covid will bring down the pricing in the later phases?  I remember some of the other builders offered lower prices and more incentives in the later phases that actually made it a better deal than phase 1...

So let?s say the profit is $500k after agent fees.  Seller would have to pay $500k * 25% = $125k for taxes?

What happens when you sell a rental that you haven?t lived in for the past 5 years?  Does all the profits become subject to capital gain tax? If so, what is the range of capital gains tax?

Cetara views aren?t that great.  The lots are situated in an elevation that isn?t high enough. You will be looking on the roofs of the homes below. 

Nice area though.  Not too many homes with cul de sacs.

I went to Kitikata Ramen and won?t go back.  The ramen was salty and the noodles were strange.  It was a mix between traditional ramen noodle and the bigger udon noodle.  I didn?t like it and the broth was just gross.

View lots will start at $2.3-$2.4m.  The doctors who own their own clinics can afford it.

Thanks for the replies.  I don?t know, it feels slippery right after I added it.  Do you guys regen on a timer?  Like every 21 days or do you set it so that it automatically regens when it needs to?  Mine is set to timer and I have to figure out how to set it to the later.
