True. I am looking at the maps.. all Capri released yesterday are non-view sites vs the high prices of Marbella are view sites.

Totally agreed. Compared to the prices of phase 2, Mabella, it does look like they raised almost $300k for view lots, $170k for non-view lots. No doubt it will definitely hit 3mil for the next 3B phase. 

Got some pics from my friend who attended VIP party today. He said it looks 10 times better than the pics, but would like to share some here. Pools & landscaping are beyond imagination but too many people got in the picture to share them in the public like here. :)

Had a short visit to Marbella model homes in HC Impressive. Cant wait to see them next weekend.

Yes. All current buyers are cash and non-contingent buyers. TB put them on priority list regardless of the que of your QQ. True example of Money makes money.

From what i heard was different. marbella for example, almost all cash buyers bought up for phase 1&2, except they are all local. No FCB nor investors.

Just had a chat with my friend who was pre-qualified as VIP for HC from the beginning. All phase 2 of Marbella sold out.  He was so mad that he didn't get any of lots. Everyday HC is getting new QQs of pre-qual and the price seems to keep going up averaging 30k. There will be another 12 homes...

If you are looking for a brand new home btw 2-3mil in irvine only, which one would you buy? Lavita/Trevi/Amelia in Orchard Hills? Or Marbella/Capri in Hidden Canyon? I am going back and forth million times everyday and about to explode. Would really apporeciate you smart people's thoughts...

Considering luguna altura area but notice that there is an ampitheater nearby. Start concerning about all the noise from events, concerts. I've heard the los olivos apartment residents are dealing with it. Anyone can give me an advice?

because this is one of the only three model homes ever built by Pardee homes in Irvine in 2008, then Pardee sold the empty lots to Taylor Morrison when market crashed, so three model homes happened to be custom homes so to speak. This is one of them.

I've heard from the sales rep that toll will use the lottery system in order to prioritize  the people on the pre-qual list. Does anyone have an idea how they do this? For example, toll picks the lottery number once in the beginning to prioritize the entire people on the list Or do they pick...
