What if there's no other buyer at the moment?  This is a quick move-in home that's been on the market for months.

Just wondering.  If someone made an offer with a deposit and the seller (builder) accepted it, is he/she able to get the deposit back if he/she changed his/her mind and hasn't signed the purchase agreement yet?

That's more than steep.  Earlier phases included upgrades (countertops, bath, alarm systems, etc.) but the new one doesn't.

Lot 287 was from phase 3.  Looks like they didn't sell out their last phase.

The views from those 2 lots aren't that good.  The views from the side of the model homes are much better.  They actually have more homes in their inventory than what they show on that list.  Also, I was told that they planned to buy additional land to build more Capella homes.

Lot 355 is 5932 sqft which is smaller than lot 351 (6152? sqft or close) but $16K more expensive with same pre-plotted upgrades.

Not sure.  I was told lot 351 is a little over 6100 sqft.  Lot 351 and 355 look similar from the map.

The only 2 comparable lots between phase 1 and 2 are lot #351 (phase 1) and #355 (phase 2).  Both are plan 3, similar location, similar lot size, same pre-plotted upgrades.  Lot 351 was $1,225,900 and lot 355 is $1,241,900.  The only difference is the elevation (Adobe Ranch for lot 351 vs...

You won't see the storage space in the models because they have been converted to guest suites.  But I asked them about plan 2's garage size.  The garage itself is about 23'6" long and the storage area is about 12' 5 1/2" long.  So you can probably fit 2 small cars on that side but definitely...

They called.  The only plan 2 in phase 1 was the first one sold.

I was there just last weekend and they still had a long list of homes available, some with move-in dates as early as June.

A lot of the Crawford homes include guest suites above the garage storage.  All Stafford homes include panoramic style doors at legacy room, some include fireplaces (multiple locations) too.  I believe the first few phases of Crawford, Huntley, and Stafford are are pre-plotted so they can...

First 2 pics (the green ones) are plan 2 backyard and 3rd one is for plan 3.

I didn't notice the additional $85 dues until after I got home.  So I wasn't able to ask more questions.  But they also have a pretty high property tax rate, 1.75% (including all CFDs) for both Crawford and Stafford and 1.7% for Huntley.

Crawford owners have to pay more association fees.  In addition to the $320 to $235 (at build out) per month, there's also a $85 per month "Special Benefit Area" dues for front yard landscaping.
